Disputing an Appraisal
Has anyone ever done this? Should I contact the appraiser first, or should I go directly to the lender?

I've helped people successfully challenge an appraisal in connection with refinancing. Usually the lender has a form with instructions on what you need to submit in order to challenge the appraisal, and how to submit it. You usually need to submit sales of comparable homes that meet certain criteria (re: geography, time frame).
If it's in connection with a purchase, I would have your agent reach out to the buyer's loan officer/loan processor and go from there. But it's much more challenging to overturn an appraisal on a purchase than on a refi, imo.
