Sold within one month of listing and saw first offer less than 1 week after listing. Wound up getting 4 offers total, and went with the last.

We had 2 extreme experiences. First house - on market, offer, sold in 24 hrs, this house we are a little more than 1 month on market and nothing too worthwhile yet.

We went on the market on a Monday, had an open house on Saturday, and had 2 full price offers the next day.

We've been on the market for 2 weeks and our realtor wants to lower the price by 10K...we're very competitive with pricing, we're not delusional by any stretch of the imagination regarding price so we started at a very fair price.....
I'm having issues with the realtor and I don't think she's dong half the things she's claiming she's doing, but we shall see...I'm wondering though if 10k will really entice more ppl??

Hey Jen,

Sorry you are frustrated!

Did the realtor discuss revisiting the price issue with you in a couple of weeks when she took the listing? Sometimes, when I disagree with a seller about the pricing they want (in that I think it will be too high), I will tell the seller that we can try it at their price, but in a couple of weeks, if there is NO activity, we will agree to adjust the price. If your realtor really thinks you are priced too high, then she should have discussed it upfront and planted the seed that a price adjustment may be needed.

Have you gotten any showings? I think if she prepared the listing well -- good description, enticing photos -- and she is marketing your house well on the internet, then you should have had some activity in 2 weeks. If you are not getting showings after a certain amount of time, it's one of 3 things: (i) price, (ii) marketing, (iii) accessibility (can people get in for showings? If you work all day, does her office have a key?).

Did she do an open house for consumers yet? Did she do an open house for broker's to get feedback (on price, among other things)?

As far as whether $10K can make a big difference, it depends. I think sometimes it really can, if you are opening yourself up to a much larger pool of buyers by dropping it. For example, if you are priced at $409K, I think dropping to to $399K does a world of good. A lot of buyers say "I want to keep it under $400K" and they only search up to that on MLSLI. Or $459K v. $449K. You get the idea!

Hi Christine,
Thanks so much. The original listing price was her idea!!!! We honestly were very open about price bc we are very realistic about the market and considering we were just the buyers we know what the buyers are seeing out there. She had a brokers open and two open houses since we listed, so she is doing all of that! My deal with her is I'm not gettin ANY feedback from her regarding why if we had so much traffic as she says we've had what they're saying, we've had repeat visitors come a couple of times, so what are they saying? She claims they're still comparing, but this is her answer for all of them..I just don't think she's getting info out of these ppl that I can use as constructive criticism...I don't know maybe bc I've been in sales before I expect a full report, but I just feel that I'm lacking enough info to warrant the price lowering...and it's not going from one price bracket to another in my opinion at all..so I don't know if 10K will make a difference

We sold in 2007 just as the market was turning.

We had put our house up in June 2006 with the realtor who originally had the listing. I felt they did nothing. He would never come an show the house, it was always someone else. For the broker open houses, I have no idea how they advertised it because nobody would come and he would send someone else. Same with the regular open houses. After the 6 months I didn't relist with them. I tired craigslist for 3 months.
In March of 2007 we relisted with a great realtor and in April we were in contract.
We did drop the price but you can tell that they were working there buts off. They had lunch for the brokers open house and they were a great team.

Good Luck!! It isn't easy but do not get discouraged.

No advice but I just wanted to let you know we are in the same boat and I think in the same area?

We listed on 4/21, had 7 showings in the first week and a half, plus 12 sign ins at the open house. Everyone has loved the house aside from a few negative comments (dining room a little small, etc). Nothing major at all and in fact everyone has said we shouldn't have any trouble selling. I know it is listed slightly high but I thought we'd have at least one or two offers by now, even lowballs, but nothing. We are thinking of lowering $30K.

Jen,

If you are getting a lot of traffic through the door (and getting repeat showings), then I don't think it's your price. I would hold off on lowering it, especially since you've only been listed a couple of weeks.

Did you ask your agent point blank if she's followed up with the people who came to the open house, and followed up with agents (if other agents) brought people in for private showings? Honestly, I always call for feedback, but sometimes, despite my best repeated efforts, people don't return my calls. But she can at least be honest about that. And usually another agent will give feedback from showings, so she should at least be able to get that.

When she had the broker's open, did she have the agents in the area fill out a form giving feedback? We always do that, and it helps to know if you are priced right. We usually ask other agents to tell us, "if you don't think the house is priced right, what should it be listed for?" I would ask her if she got that info, and if so, could she show you the questionnaires or forms she used, so you can go over them with her.

But if you are getting showings and repeat interest, I think you are ok on price, but maybe just haven't found the right buyer yet. I'd just ask your agent to give you more detailed feedback from showings, and if she doesn't have it, to please try to get it. If she is really asking for the price break, then I'd press her to tell you why she thinks that will make a difference and how she came up with the $10K number.
