So Upset...
So our offer was accepted, I called my attorney, I scheduled an engineer to inspect the house, everything was going smoothly. Today was inspection, we go to the house we are excited, we keep calling it "our house" and BOOM, we both have doubts about it not because of the minor things he found but over all "is this the right house for us"? I am so upset that we didn't decide to look at the house again before we did the inspection and waste $450. What were we thinking? We want to sooo badly get out of our Apt and this house is all renovated and includes the staged furniture in the sale price, huge yard, nice size basement, nice area so we thought it was the one...but the bedrooms were extremely small (my apt bedrooms are bigger), no dining room, no garage, no gate to backyard...I know at the end its better we spent the $450 then hundreds of thousands of dollars, but I wish we looked again before we did all this...sorry for rambling, just need to vent!

I know how you feel... we had inspections done on three homes, each of which I fell in love with... the first one, the homeowners lied about the taxes (they were almost $3000 more than the listed taxes!!!) and we pulled out of the deal... the second one had too many problems (fire damage we weren't told about, cut beams in the roof, VERMIN all over... we finally got the 3rd house, it took over 6 months to close because of the sellers and their shenanigans, but we finally closed and I think we'll be happier here.
Better to lose the 450 than buy the wrong place... take what you are feeling about this house and apply it to the next ones that you look at.

Sorry that you spent the money on the home inspection and decided the house wasn't the one. But as you said, better to realize that now than after going into contract on the house or closing the deal. You lost the $450, but you gained a valuable house hunting lesson, and you won't make the same mistake again.
It's hard to take the emotions out of house hunting, but be careful about being swept away by the superficial things in a house like staging, fresh paint, the color schemes in rooms, etc. I know it is obvious, but it is a lot easier said than done.
Definitely focus on how the house will work for you and your family, day in and day out, and on things that can't be easily changed, such as the size of the rooms. Picture yourself living there and really evaluate whether it has all of the must-haves. The "bells and whistles" are nice, and I know that even cosmetic work can quickly add up. But first and foremost, the 3 Ls -- location, layout, and lot size -- should work for you, because most other things can be changed.
You should be proud of yourselves for recognizing that you were a bit hasty before it's too late. You will be that much more sure about the right house when you find it (and you will!) because you'll know that you've truly thought it through. Good luck!

I am glad you realized before going into contract.
We are in contract now with the 5th house we put in an offer in. Everything happens for a reason, this is by far the nicest house out of all of them. I felt though pressesure with some of the houses thinking ....Nothing else is coming to the market, they have multiple offers and the agent was rushing us, I just wanted to get out of our Apt, etc. I Promise the right house will come along be patient. One of the 1st houses we put an offer on HAD THE SMALLEST bedrooms...we felt rushed and then put it an offer ( bc they had 2 other offers). Through the negotiations we realized we were scacrificing a lot with that house...and then never went up in price to continue negotiating and dropped out.
We learned to see a house 2 or 3 times before putting an offer. Sometime it even helps to have someone else look at the house too ( family, friends)
Glad it happened now, before you were then stuck with this house. Hopefully soon the perfect house will come along. Goodluck!!

Thanks guys...My dad came with us for the inspection since he is very handy and I also wanted him to see the house. He said it was very nice but very small and it hit me.
Christine thats exactly what happened, we fell for the cosmetics part, the decor the paint color and we just did not think about the 3 L's...I'm glad DH and I both had mutual feelings, so weird how something just came over us.
Back to Square 1, but I feel a lot better today!
