My DH knows about it. I will ask him. It's down by the Jersey Shore, we used to know some people who had summer share houses there.

I think you're thinking of a different place...
The Arverne that I'm thinking of is by Rockaway and while the houses are nice because they are redeveloping the area there, the area is NOT. Plus commuting from there is a disaster.

DH worked in that precinct for 7 years. While Arverne by the Sea itself is nice, the area is not. And I definetely wouldnt take the train there.

ding ding ding ding born and raised in Rockaway, still live (and commute from!!) here.
ABTS is a GORGEOUS OCEANFRONT development and is a BIG improvement to Rockaway...we've now got a Stop and Shop across the street from it, and there's a big YMCA on the way as part of the development agreement. Other businesses and schools are also in the works as part of the agreement the developer made with the city.
I have friends who have bought in there and love it.
Unfortunately the area it is in is not good as others have pointed out. I live about 30 blocks from there and pass by it all the time; they have their own private security patrol and private streets (no parking there unless you live there).
Commuting, well yes, it's a downer on the A train.
I hate giving it a bad review since I live here and would like to welcome working nice families to the area, but I can't just lie about it either. But I have to say they are selling like hotcakes!

Mushe explained it well  My DH is from Rockaway (BellHarbor) a ways up. It is an awesometown..beaches are gorgeous etc.
There are some condo's in the 90's that are nice and the area is good. I forget if they are Arverne by the sea.
Rule of thimb IMO is anything lower then 93rd street is not a good area. Above 116th is ideal but 93rd-116 street is nice also...mushe would you agree?

jmo but as long as you stay on Shore Front i think even going down to the 60's & 70's in still nice...

The buildings on Shore Front down in the 90's and 80's are ok, its the surrounding area that sucks. But those are co-op.
I agree past 93rd I wouldn't buy. But hangin' out is another story ahhh the bars...

It was in last Friday's Wave, a small article about the grand opening. It was nice, they gave out appetizers, soda, hotdogs and you got to preview the store. All our local (azzhole) politicians were there for the ribbon cutting and their photo op

ITA. I lived in Belle Harbor for 3 years and the commute is a *****. I used drive into BKLYY and take the train from there but, if you work on the Island, not so much. The are isn't what they hoped it would be since building but, I think in a few years it will be nice.

Lived there when I was younger and went to Stella Maris for two years for high school. The area was not that great when I was there back in the late 80's early 90's but wasn't horrible either. Glad they are trying to revitalize the area. Such potential being right on the beach. I'm not sure about the schools. We all went to catholic school and my mom forbided me from going to the public highschool, so I'm thinking not so good, but this was almost 20 years ago (gosh I'm getting old).

We looked at multi-family new construction homes in Averne a couple of years ago. Before the market bottomed out we could have purchased a three family, brand new for under $200,000 with a TEN year property tax abatement!! I really wanted to buy two side by side and rent all six units but DH said the area was just too bad.
That oceanfront community that was posted looks amazing, the blocks in the rest of that area looked nothing like that.

As far as schools--the High School is not good. I worked in the other high school in Far Rock so I know Beach Channel and it is very rough BUT they have a small academy across the street that is great--you have to be honors to get in.
The elementary school in Belle Harbor PS 114 is awesome, but I believe you must live 116street and above to attend. I am not sure how good the elem. by arverne are but I would say eh bc the housing projects are close by....

I am actually from queens so I am aware of the schools (I am from Howard Beach) and I know about the high schools in rockaway but was curious about the area bc I would just send my kids to private if that were that case. However what I knew was true and the area is still like I remember...not great. Just this community looks gorgeous! Too good to be true!
