For those who put extensions on their houses
Ballpark figure- how much did it cost you to put on the extension. Dormers count, so do adding on a garage.
Looking at a house that would we would most likely need to add a bedroom in the next 7 years.
Am I totally crazy to think this could/should be done BEFORE I buy???
House, location and property are otherwise PERFECT!!

Buy the house and dormer.
eta: You're looking at around 75K to 125K.

DH and I gutted our 1/2 bathroom and made it into a full bath, and added a 16x12 bedroom. All total, it came to about $50K. That price included permits, fixtures, hardwood floors, tile, windows, air conditioner, heating system, electrical upgrade to 200A. 
ETA: The bedroom did not have a full basement underneath- just a crawlspace that was up to code, and also included several Andersen windows.

My ILs extended their first floor. (They didn't dormer the top with it.) They also had their kitchen flipped around. I believe the extension itself (with walls, electrical, flooring, roofing, etc.) came to about $75k.
Something to keep in mind if you do make an offer on the house, have the inspector make sure you can do this. DH's cousin bought a small house expecting to dormer it and didn't discuss this with the inspector. Turns out she can't dormer over the existing house and would have to build out and go up from that piece.

We extended our bedroom by 9', added a master bath and walk-in closet. We also replaced the roof, resided the house in HardiPlank, gutted and reconfigured our downstairs bathroom and replaced most of the windows (some we had already replaced).
Total cost $100,000. Included: variance, permits, architect, some engineering to reinforce the structure of the house and all supplies. It took 3.5 months in the depth of Winter from start to finish.

The homeowners had the plans already drawn up by an engineering firm and submitted them to the Town for approval, but they're deciding to move instead. We saw them and from the little experience I have reading blueprints, it SEEMED solid to me, but i don't know details yet.
Thanks for the input though. I kinda figured it would be in this price range.

Well then you're in great shape! Most likely you'd have to have the plans redrawn in case codes and stuff were changed.
