now "officially" in contract!
Finally, after signing our side of the contract more than 2 weeks ago, the sellers finally signed!! so we are officially in contract! and the house is off MLS! im hoping for a smooth process from here on out.. any advice on what to expect appreciated!

congrats!!!
only advice I can give you is to get ALL your paperwork in order now, and don't sweat the small the stuff. the bank will ask for stuff over and over again, and they will make a big deal of the littest things but let go things your worried about. you will never make any sense of it. but just go with it. we did and it went very smoothly. I scanned all my documents early on and just re-emailed them any time they asked.

paperwork, paperwork, paperwork.
the mortgage company is going to ask you for everything but your first born. make copies of EVERYTHING. keep it in an organized file system for WHEN they lose things or misplace them and ask you for the same item 5x over.
then, get ready to hurry up and wait. they will need all of this stuff from you ASAP, you will get it all together, they will ask for more things, then they will ask you for something that you already gave them. THEN, you will ask if they need ABC and they will say, nope! And a week later they'll call like you never asked for ABC and request ABC! LOL! SO FRIGGIN' ANNOYING!
but yeah, when it is all said and done it's not too bad. i'm days away from it being all said and done -- KNOCK WOOD! i've said this before but lets hope this time, it's for real !

yay jen! Now we'll officially be neighbors. No advice though, we're at the same point as you. Have you locked into your mortgage rate yet? I hear the rate is going up really fast

no our mortgage broker said to wait... he said he likes doing the 15 day lock in?? i think thats a little close but i am having my FH deal w/ all that... i'm scared too that the rates are going up!!! but i think the longest lock in is 45 days right? im just scared on when we are going to close. our estimation is around may 30th BUT these sellers have been dragging their feet and mentioned they would like to stay in the house until june 30th so their daughter can finish school so i'm scared about locking a rate and then it expiring.. ughhh stress..... thanks though! hope the process has been going well for you as you get closer to closing!! :)
