At lease 40...but my husband kept changing his mind on his criteria each house he saw I was wicked annoying. In the end, he went out of town on business, gave me power of attorney and I happened to find the home for us...so I bought it and for him it was sight unseen . Thank god he liked it

Grrr. The owners accepted the first offer made on the house. We never got to make an offer. Now its a non-issue unless there is a miracle. Dammit!
A lot of things can go wrong once an offer is accepted. I pray they go wrong so you can swoop in and offer.

Thanks. We are ready. We are ideal buyers. We have a more than decent down payment, no debt, don't have anything to sell and we have good credit. We are prepared to scoop it up.
Since I am off this week, I'm putting Abby in day care and I'm hoping our agent can set up appointments so I can rule things out (or in) in the best interest of time. This way we are not tied down to the weekend.

A sh it load! We saw on avg about 20 houses a weekend (Sat & Sun) and we looked for 6 weeks.

I just wanted to add that we thought one of the first few houses we saw was "The One" and wound up getting outbid by another buyer. We were so upset at first, but then after probably looking at another 30-40 houses, we finally found "The One". In hindsight, we are so happy that the first house didn't work out. Hopefully you will find your house soon

When we were looking for a house my husband got the nick name tootsie roll, because if we pulled up to a house that he hated the outside he would not even stop he just kept the car rolling.

A LOT. around 50. But we saw a lot of crap. If we'd seen 4 and thought one was "THE one," I would have made an offer. Looking for a house was a long tedious process.

Too me see a lot. This way you know what is out there for the price that you want....

we bought the very first house we looked at. it was love at first sight. we looked at about 15 more before we put in an offer on "the one"

TONS...probably close to 50.
We were going to take a break from looking because it was taking up all of our free time and we were getting frustrated. Then our agent called us and said she found "the one!"

Yeah, big difference because of MLSLIRealtor.com...
You can tell a lot from the pics and descriptions on there. I knew what we wanted and what we didn't want - we were firm on it. So, we made an effort to weed out the no's using the website and then contacted our Agent to show us the ones we thought were possibilities.
He would contact us too from time to time with a newbie that wasn't on MLS yet -- and that's actually the home we ended up buying! He contacted me the MOMENT it was on the market - before they even put pictures on MLS. We saw it and had an offer before they even had an Open House.
The home we got never had an OH - we were in contract by the time they had it scheduled! I knew if it went to OH there would be problems because we already had two other offers aside from ours just in the three days it was listed! It was the best priced for the condition in the whole town. I knew this too because of the research I did using MLS! It's a great tool.
So, we saw countless on MLS but only saw less than a dozen in person.

I don't remember the exact number of houses that we saw before we knew it was "the one," but I will say that the list price was WAY above our budget and by the time we negotiated, it obviously became that way..I agree that I would not waste my time in homes that were missing components on my must have list (ie. garage, basement, not on double yellow, etc.) but you might be surprised at the power of negotiation (as you know from recently selling) if you go slightly above your high point....you never know the sellers' circumstances...I hope you are enjoying the process!
Oh, and you asked about MLS...I found that you could use MLS as a baseline, but sometimes it was hard to visualize and you kind of just have to pound the pavement...we made days of it during the weekends..haha...also let us see the neighborhood during different times/conditions, etc., which I would recommend unless you already REALLY know the area...
