Re: buyer's agent
We used a buyers agent. There was no cost except the regular commission the agent gets for the sale which comes out of the sellers money anyway. A buyers agent is on your side and his/her loyalty is to you and not the seller. A buyers agent will not disclose to the seller any info about you which can hurt the sale, etc.
It's been 9 months since we got our house and 1 year since we started looking so I don't remember anything anymore. Sorry. But I do know that I was very intent on using a buyer's agent after reading about them.

Re: buyer's agent
I used an awesome one FM if you want his info. we didn't pay a dime. he got the same amount of commission that the sellers pay not a buyer. there are a lot of benefits to using one. we tried it every different way, and this worked best for us.

Re: buyer's agent
We knew of our agent because my sister used to work for her, so we went through her. Based off of what she said, she was not a buyers agent. She was showing us any house we wanted to see and all but it was a separate contract that would make her a buyers agent, which would have cost us money. If you are not under a contract, your with your agent is he/she is working as a sellers agent. Meaning that she is working with the sellers best interest in mind because they are getting paid through the seller. And since they make commission off of how much the house is sold for they may not fight to get that lower price. (lucky we found our house with in the first few so we were OK with having our agent just as the sellers agent

Re: buyer's agent
We used one of my co-worker's BILs. We did not have to sign a contract with him until we put an offer in on a house. He was our buyer agent and we did not have to pay him a dime (this was covered by the sellers - which I believe is usually the case).

Re: buyer's agent
First we used a sellers agent and she was nice, but was def out to make a buck and not give an "honest" opinion, the buyers agent was excellent, he would point things out, was honest about negotiating, I def recommend a buyers agent
