My Tenant!
Is still a DB..
but my insurance company is paying the claim!!! They are going to fix the apartment. They estimate the damage at at least $7500 and more. Thankfully, the adjuster was able to get the DB on the phone to confirm a few things. Of course now is scared my insurance co will sue him..and they will subrogate.
We are still pursuing the civil case for back rent and late fees.
Thanks to Xelindrya (Veronica) who offered her advice and expertise! So nice of you.

As an FYI..the thing that made the insurance company realize it was actual damage was that the fireplace was spotless but the rest of the apartment was covered.
He was burning something in there and then cleaned the fireplace but nothing else.

Omg $7500 in damages- that guy is ridiculous- I hope the insurance company does go after him to teach him a lesson!

I'm sure State Farm will drop me now though...I've only had this claim but as soon as insurance companies have to spend money, they drop you.

Found out the claim is going in for between $15K-and 30K.
They may have to take down walls..
This could take a while.

Can't prove anything but search my last post about my tenant and you will see a link to pics of the damage he did.
We think he was running a meth-lab in the apt but no way to know without testing the residue which the detective can't seem to get around to doing.
It's only been a month.
