SAHM: Would you try to sell a house on your own?...

or use an agent?

So I lost my job recently while in the process of interviewing agents to sell my house. But am now feeling guilty about the thought of paying someone $$ to do a job that I can do myself now that I have the time. Or at least it seems.

Question is, if you have an active 1 yo. and pets in a condo, would you try to sell your home yourself? Bear in mind it's not easy to sell a condo in this market. There's a glut of inventory in my neighborhood and spring is around the corner so more will come on the market. :(

I've also interviewed an amazing agent who has a history of selling homes within a few weeks of it being on the market....

I am a SAHM with pets. We are going to sell this year. We considered FSBO but decided it was not for us. I am not interested in showing my home, chatting with prospective buyers, getting to know them,having to deal with them, etc. So we decided it's just not for us.

if you have the time and are not in a rush to get out, I would give it a try first. if your not getting the results you hoped for after some time, then I would hire someone.

Personally- I think the $ is worth it, but since you have the time why not. If you need to get soon though, I wouldn't waste time, and just spend the $

I don't need to go but know it's going to be alot of work scrambling around to get the place ready everytime someone wants to stop by with a 1 yo. baby and 2 cats in the house.

OTOH, it would save a great deal of money... I'm so torned!

your going to be scambling either way. you have to have a clean place when the real estate agent calls and says I want to show your place at 2 today or you show it yourself. that's not going to be any different. you might have the luxury of scheduling your own appointments at perfect times for you, but you can also do that with REA. I wouldn't consider that as a factor, the $$ I would though. since you don't have to get out right away, save the $$ and try it yourself, but be prepared, its a TON of work! my poor agent went through he!l getting our house for us. they get paid a fraction of the cost they deserve for all the work they do! that would be my only concern is being able to dedicate work hours 9-5 to the sale, with a small child.

I agree with HEather on all accounts.

Why not try if for say 2 months, if you get no bites, then go the RE route.

yeah why not! Biggest advice is just do very little talking when people come to look at the house, a lot of times owners talk people out of the house

I wouldn't do it. It will be really hard to show a house while your 1 year old and pets are there. It will be really distracting for the buyer and it will be a turn off. I also wouldn't just try it out because you will lose your big splash into the market. You want to come out strong right from the start. A realtor seems like a big expense but I think that it's usually worth it.

No, I don't think so. If it was a few years from now and both my kids were in school all day, I might. But right now, I have two that are home with me all day and one doesn't even take a nap, so there is seriously no free time here. I would not do a good job at this due to lack of time, so what's the point....

I agree with this. We had an agent sell our coop and in the end I felt all she really did was bring a good amount of people in. I was home the day the people who wound up buying our place came to see it. I literally sold them the house myself. I took them on a tour of the place, told them about the neighborhood, by laws of the community, our immediate neighbors ect.

I sold our coop on my own. I would just go outside with DS while they walked around. I remember going to open houses where the owners were there and it was so annoying so I tried to stay out of the way.

I hid all valuables or put them in my car while they looked around. Then I would answer any questions they had outside.

Granted, it was June and gorgeous outside.

that's a really good point. I HATED when homeowners were home. you couldn't talk about the house Chat Icon

good example, if I would mention to my realtor, I love everything about this house but I hate x. I would feel awkward mentioning that if the homeowners were home because they might hear.

Often times when I would mention something to that effect, and they weren't home the realtor would have great suggestions on how to fix X or how much it would cost, so I would still keep that house on our list. If I didn't get to mention it in the moment I usually never said anything after and I wouldn't keep that house on my list. Just another side of it from a buyers point of view.

So if you do try it on your own, I would take the dog and baby for a walk if possible. It really makes buyers more at ease if your not in the houseChat Icon

I haven't found any buyer that likes to see a house when the home owner is there

even as a Realtor I get uncomfortable- like I can't say what I want to say to my buyers

I am confused though. If you buy a home through any listing agent, they get the full commission vs a buying or selling agent splitting the commission.

Unless you buy a FSBO, you still pay a commission.

I think that is money well spent. Let a pro sell your house. You will be much better off.

Homeowners always think they can show a house the best but most are too emotionally attached and ddon't have the expertise.

It's a business..professionals are trained and versed and experienced.

I think you are confused

The max comission paid is 6% and it's paid by the seller! (15% would be amazing but it's simply not true...4% is average- 5% on bank owned)

You don't have to use a buyers agent- but they are also paid by the seller thru a comission split

as a first time home buyer you really should use a buyers agent- they represent you and get you the best price

The sellers agent represents the seller- so if you go thru the listing agent- they are looking out only for the sellers best interest- not yours

I agree use a buyers agent. your not paying for it the seller is. we tried it on our own and with real estate. on our own was hard and so stressful!! and a lot of agents wouldn't even return our phone calls! Chat Icon
