Some hopeful news, just checked MLS!!!
So, is it just me or are home prices creepy up again. I sure hope soo!! I was just on MLSLI.com checking out units for sale in my condo complex and FINALLY prices are increasing. Could this be true!!!!

I know and understand that, but overall things are about 20K higher of what they were in Nov when I checked. Plus, less inventory!! Its a hopeful sign, no??

IMO, not really. There could be seasonal factors at play here (e.g. people think they'll fetch more in the spring buying season/before the tax credit expires next month...)

I definitely think the housing market is starting to rebound, but it really depends on the area.
Some parts of Long Island are definitely hotter right now than others.

look at the "sold properties" section on MLSLI, you can search by street name. That will give you better information on your exact complex. I think homes are selling for closer to their listing price right now. I spoke to a REA today that told me she had her busiest dec/jan in 22 years of selling homes & she thinks its the tax credit extension.

The inventory is much higher then its been since September, and I don't think prices have gone up more then a few thousand, if that.
I do agree, that we are on the up swing of things, but I don't think prices have jumped much. You'll be able to tell after April 30/Jun30 when the 1st time homebuyer credit isn't in play anymore. A lot of people are involved in that right now. when it was due to expire last time there were a lot more houses, and prices were higher, then prices sank dec/jan. IMO, you need to wait to make any calls till that credit is gone

I agree with PP that you have to see how the spring/summer play out to see if we are really on the upswing, but if it doesn't happen this year, I think it will turn around next year.

and today zillow emailed me saying that prices went down in my town 
I have a bad feeling that after the tax credit expires things will dip a little lower (which as a seller, I'm not happy about - wish I could be more optimistic, but living through selling at this time is not fun)

As a seller, this is great for me. As a buyer, it is also partly good for me b/c I am waiting for the right house to come on and hopefully more people will start listing their homes now!

I some cases in area yes. Particularly townhomes, there are even multi-bids. Better, not great, market out there.

I am beyond busy - but not every agent is- I mentioned today how many houses I sold since 12/7 and an agent who has been in the business for 10 years nearly fell over
but I am working with first time home buyers, former home owners who were renting and investors- I am not a listing agent now- my broker is an REO/HUD broker -so I get them from him
people are buying
I don't see prices going up
I just sold a non-foreclosure non-short sale that was listed for $279K for $235k
a really nice house in sound beach
you still haven't seen all the foreclosures hit the market yet
there are tons of short sales that could turn bank owned before the prices are approved or a are sold
we still have a ways to go in terms of a complete turn around
but as long as rates stay low - and if they extend the tax credit you'll see a rebound sooner rather then later
