A Vacant House-- we have an accepted offer--that wasn't winterized...thoughts?!?!?!ETA: We signed the contract,..so I guess
My DH is concerned about the pipes and all. However, the water has been turned off since September,...thoughts?!?!?
ETA: Thank you ladies for everything! We signed the contract already so I guess it is null and void at this point. Let's hope nothing happens!

but have the pipes been drained??? I am assuming no heat is on and if the pipes haven't been drained the water will freeze and can cause a problem.
I would be nervous about it.

what do they do when they winterize?
we closed on a vacant house today and went after the closing was done. DH turned on the boiler and the baseboards heated up so does that mean we dont have to do anything??

we had a few cold days last week and if you get 2-3 days where the temp drops into the low 30s you will have a problem.
If you just have an accepted offer you still have about 2 months til you close....that is mid winter and the pipes will definitely have plenty of cold weather to freeze in. I would have them winterize the house asap.

I agree. It def was not cold enough to do anything to the pipes, etc but things should be done now.

It should be fine for now, it's just getting cold. They should do something before it gets any colder though.

why was is not winterized?
I sold a vacant house last week and it was winterized already - I showed one this weekend- also winterized
they drain the pipes and put anit-freeze in something
I walked away from purchasing a house last year b/c the orginal buyer shut the water off- but didn't drain the pipes- the water main burst and flooded the whole house

our house was a vacant house that had been vacant for 2 years... im not sure if we even asked the question whether or not it had been winterized... but we didnt have any issues!

You can definitely negotiate this now since the offer was just accepted. Have it written into the contract!

you're pretty safe if it was only september. we just moved into a house that was vacant for almost 2 years cause the owner moved to spain and we're having A LOT of issues now cause the water wasn't drained, pipes went through 2 winters and summers. but thankfully, they're paying for the damage

GL but I would still see if you can neg something. you will be in contract for 2 months and that is the deep freeze of winter.....maybe split the cost.

at the least the water MUST be drained from the pipes
if not- you are looking at some major damage and $$$$
a pipe could (and most likely will) brust
why is the house vacant?

It is a short sale....they left in September,...what do we do? Who do we ask. We are in contract already waiting to hear from the bank.

After reading this post I asked my contractor about this and he said the plumber was at my house on wednesday and he winterized the pipes....

does the bank know the house is vacant?
do you have a buyers agent or you used the listing agent?
I would contact the listing agent or if you have a realtor have them contact the listing agent to get the house winterized
