Home inspection
We got an offer for our house in which we accepted. What I am worried about his the home inspection. Structurally our home is fine but there are some cosmetic issues, will this stop a deal? We are offering a fair market value for our house with money toward the buyer's closing cost.
We are worried about the bathroom floor which is uneven and a small tile came out and the wall tile looks bad. What I am wondering is why they never noticed it. Other stuff like water heater etc would be because of the age of the house

Re: Home inspection
it depends on how fair the price is. if the offer is for over market value and the buyers are expecting a perfect home since they are paying more, they may want those things fixed.
we have an accepted offer on a house and it has a few cosmetic things wrong, all minor wear and tear type of stuff. stuff to be expected when buying a "used" home. we aren't buying new, so we didn't expect everything to be in NEW condtion.
I wouldn't worry about it.
If these cosmetic things are a huge issue for them, they will ask you to either have them fixed professionally or reduce the price to cover the repairs.
what are the things that you are worried about?

Re: Home inspection
IMO cosmetic issues that they are able to see should be negotiated in the purchase price up front. The things we negotiated after inspection were things that we would not have known if it wasn't for the inspection.

Re: Home inspection
we recentley purchse a home and it is old , and has some cosmetic issues , but our inspecter was looking for bigger things most ppl purchase and redo a bathroom or the kitchen , i think cosmetic is more for the appraisal of the house

Re: Home inspection
If they never saw it before they put their offer in where does that leave me after inspection? Can I say that you should have seen it before you put your bid in since it is visible?
TIA

Re: Home inspection
you can say no to anything. And then they can stick with the agreed offer price or move on. I say if the price is a good price for the buyer than do not give in on cosmetic issues.....
We had windows where the seal was leaking and they had the moisture between the panes....We took that into consideration when we were offering but noticed the sliding door was a bit worse and asked for money....they said no. The door is fully functional just ugly and needs to be resealed (an easy fix for us).
If they say about an uneven tile floor I would tell them no change in price. Floors are uneven all the time.

no that's not how it works. the inspection would be pointless then. they don't walk around the house making a list of things wrong. they figure out if they could live in it, if they like the layout, area etc.
But, you can always say no to making repairs, or lowering the price, if you feel its a good buy for what you are giving them. If its priced right you won't even have this issue. like I said before, you buyers are buying a used house. everything can't be perfect! unless stuff doesn't work, I don't think you have anything to worry about. broken things though should be fixed.
