We DID a home inspection!!!

so we were able to finally get in and do one today (21 days after our offer was accpeted) although I thought the homeowner wasn't going to let us in. he gave us such a hard time and had a long list of things the inspector couldn't do/look in/ touch Chat Icon thankfully we had an awesome home inspector that did listen and was able to check everything! the homewoner is an odd guy. but its done and it went REALLY REALLY well!!!! So considering this took so long, we're thinking its going to take just as long to get the contracts too.

we did find out that the homeowners do not have a place to move to. we were told they are builing a house in NC and they had to find out when its done, but we found out that they don't have a place yet. they were packing but we are thinking they aren't getting out any time soon. Either way we really love the house and we are praying everything goes smoothly from here on out Chat Icon

why did they tell you that you arent allowed to look at certain things? I didn't think they were allowed to do that

great news!

i also find it strange that they didn't want you to look at certain things. what kinds of things were they trying to keep you away from?

sounds like you may have a doozy on your hands with the timing too. be careful when you get into contract and make sure that there is a clause in there that stipulates that they owe you rent from a particular date (day or or day after closing) if they aren't out.

Congrats on getting in there for the home inspection and it sounds like it went well!

The sellers do seem a bit odd....good luck!!!

Glad the inspection went well. I hope contract goes esier for you. I also agree with the PP of adding clauses to the contract about closing dates, rent, possible move out dates etc.

they said we couldn't go in the either of the attics because there was blown in insulation Chat Icon

couldn't turn on a shower because they had an issue with it and the plumber had to order the part which they did show us the bill from the plumber, no big deal at all

they said that we couldn't go in the garage because of a leak that just happened that day, yet the wife said it also happened over the summer... it was not a huge deal it can be repaired easily and we saw it anyway

I think there were a few toher things, but the home inspector went everywhere and used everything except the one shower because the guy freaked out when he went to turn it on that we were going to flood his house Chat Icon

we def. have to have clauses put into the contracts.

IF and WHEN we get contracts.

what the heck do we do now? we wait for them to send them over?? what if they take their time on this? anything we can do to make it go quicker? I'm not really upset at all about waiting to close, we really really love this house. I'm just afraid to push them and then they back out because as they put it "everything is moving to fast for them"

now that the inspection has been done, their attorney will draw up the contracts and send them to your attorney. anything you are concerned about, tell your attorney, he can put clauses into the contracts.

once everything is agreed upon, you sign first, then the sellers sign, and you're in contract!!

let your attorney do the pushing Chat Icon

I know you are super excited, so I don't want to bring you down - but a lot of what you are saying is raising major red flags to me. If you couldn't go into the attic, how do you know that the roof doesn't leak? Please be careful!

You need to go over your inspection report in crazy detail and make sure those items are included in your contract.

we did go into the attic and the inspector even took pictures. everything is good with the house, the guy is just nuts!! our inspector went over everything really well Chat Icon

ahhhh so they don't have to tell their attorney to draw up the paperwork? its an automatic thing? thats really interesting, and makes me feel a lot better Chat Icon

Heather Rose, just have your agent keep on top of the sellers agent and ask constantly about where the contracts are. The reason being is that until both sides (the buyers and the sellers) have signed the contracts no one is actually under any obligation. So if you don't get to sign contracts for a while, all that time the house is still able to be shown and he could at any time receive other offers. Some of these offers could be higher or even more tempting some of them could be all cash deals which would make them a better choice. You want to get into contract as soon as you can to ensure that the house will be yours.

Also as stated by others, make sure you notify your attorney about all of this so that it can all be put in the contract. I would be very specific about the time they have to get out of the house. Usually they have 3-5 days after closing. Be sure that is in the contract!!! Good Luck
