*PICS ADDED*Our luck *might* be turning around!!
Some of you know we have been trying to get a single family home in Florida and we made tons of offers with no luck....We are looking in a pretty desireable neighborhood and we are trying to get a deal (short sale/bank owned/situation where seller needs to get out and will sell for market value, etc.) and it's been pretty competitive - for the price we want to pay it hasn't been easy since we aren't the only people trying to get a deal - and there are lots of investors and people making cash offers  (we actually lost 2 houses b/c of cash offers, even though they offered less than us)....
My DH and I talked about doing the townhouse thing a few times - but I was a little reluctant about giving up a big yard b/c that was one of the big reasons I wanted to move out of NY. We went over our finances and even if we do get a house with a yard it doesn't look like we'll be able to afford a pool right away anyway - not if we want to fix up the house, furnish it and continue living our current lifestyle on one salary (we want to afford everything on DH's salary alone so that when the time comes I don't have to work if/when we have children). A pool, patio and screenhouse would run us another 35-50k and that is money we'd never make back if we sell....so after thinking it over we decided maybe the townhouse thing wouldn't be so bad after all....
There is this really nice new gated community in the town we are looking in - we scoped it out last time we visited Florida and it was really nice - it's a mix of what I'd call mansions, some regular sized single family homes and then "luxury villas" - aka tonwhouses  - they made it to be like a resort style community and it's really cute....It's pretty expensive in there (for Florida) even with the market being down, so all we can afford in there is a townhouse - and that is BARELY affording a townhouse - we actually found one that is in our price range and the only reason is b/c it's a short sale....
Our agent called and they had an offer that fell through so the bank did most of their work already. There is one mortage with a local Florida bank (not a big name bank) which is great b/c they should be quick to respond to our offer. It's what our agent called an ideal short sale. My Dad went to check it out for us and he took lots of pictures and video for us. We really liked it
 and we made an offer....our agent said that the sellers agent is just waiting for the sellers to sign and he already sent the paperwork over to the title agent to check out...it looks like we got it - just waiting for the formality of the sellers signatures (they live in Maryland now) and then it will be off to the bank for approval......
We are hoping the bank approves our offer - then we can go down for inspection....at that point if we don't like it after seeing it in person we can back out - but DH and I both are pretty sure we love it....and we both really like the community....
The house reminds me of Camacho's a little bit b/c it's a townhouse in Florida - and it needs some work like hers did - we want to do new flooring, it's never been painted, and we want to put in a new kitchen 
There is a 2 car garage, living/dining room combo, kitchen, the foyer is two stories - there is a loft upstairs (we'd make that the family/media room) and 2 large bedrooms on the 2nd floor. There are 3 full bathrooms, the master bedroom is on the main level and there is another bedroom on the main floor as well - so there are 4 bedrooms total...It's 2292 living sq feet which is actually the same and bigger than some of the houses we looked at...There is a small patio with sliders in the living room and master....the place is totally naked which i love b/c we can make it our own house
So wish us luck that everything goes through! We *think* this might be it for us - FINALLY! Trying not to get our hopes up but it looks like things are going our way for a change...

Pictures are dark - there were no utilities on, so no lights, it's nothing crazy, needs work - paint, flooring, fixtures, crown molding, furniture - but we think it has good bones:
the front:
driveway:
foyer - stairs to left, kitchen to the right, dining/living room straight ahead:
stairs:
view down to foyer from loft:
kitchen (needs to be re-done - too dark for us - we would do tall white cabinets, stainless appliances, dark granite counters):
dining area:
living area with sliders to patio:
master bedroom with sliders to patio (preserve in back of the house, it's a protected area so they can't build - looks a little safari but it's very private out there - my Dad said you could go outside naked it you wanted !):
master bath:
2 upstairs bedrooms (you can see some of the block from the windows):
here is the clubhouse/pool area - which is in walking distance from the house:

that is a good idea!
we were thinking maybe we'd re-finish them and paint them white but if the bank pays our closing costs like we are trying to have them do then we rather just get new cabinets with that money b/c we really want talller cabinets - and i want to do some glass doors as well to brighten the space and make it look more open...
i guess you just have to be really careful when removing them? how would you advertise them? craigslist?
ugh, i hope we get this place - i think we could make it really cute!

thanks. we have been looking in central florida on the east coast. the town is called Viera - it's south of Rockledge and north of Melbourne....it's one of those planned city things - it's a fairly new area...

Its gorgeous, like you said it has great bones, and you are going to be able to customize it how you and your DH want it!!!!!
Fingers crossed for you guys, and lots of house dust
Also wanted to add, its very smart doing everything on your DH's income, it seems like its important to you to be a SAHM. one of my good friends is a SAHM, and they always planned their lives on one income and its worked out very well for them!
