Where are young families living?
DH and I both started our careers a year ago and are currently renting an apt.
We hope to move to a house by next Spring. I'm wondering where young couples/families are living that's both nice and affordable. We need it to be within close proximity to the city (basically 40 mins max by train).
Thanks in advance everyone!

Re: Where are young families living?
Dh and I were born and raised in brooklyn. Im 30 he's 31. we've been working quite a while and still found it impossible to own property in NY. So we moved to Levittown PA.
Im 1hr10 min to bayridge where the MIL is, and add 20 min to that to my parents in canarsie.
I commute to NYC via NJ transit. its 1hr 30 min each way. DH works in philly now.
there are places in NJ that are closer to the city..i think the bergen county and hudson county areas, but its also pricey.
Levittown has very affordable housing and is a nice area, and has nice towns adjacent to it.
but it may be a little to far for you.

Re: Where are young families living?
We're in Plainview and as we were house hunting, we saw that things are starting to turn and the older families are selling their homes to the younger ones...

Re: Where are young families living?
We live in Amity Harbor, which is in the Copiague School District, south of Merrick Rd.
It's a nice neighborhood, within walking distance to a park with playing fields, a small beach, spray park and a little restaurant/ice cream parlor with lots of free concerts in the summertime.
It's also right on the border of Nassau and the taxes are so much cheaper.
I don't go into the city that much anymore for work, but when I do, it's like a 2-minute drive to the train and there's always parking, which is also free.
There's a ton of homes for sale here of all shapes and sizes.
ETA: I'd say it's about an hour commute by train because it's usually express after Seaford.

Re: Where are young families living?
we are trying to buy a house in kings park. I think its affordable and the school is great. I go into the city often for work, and I drive to huntington to catch the train. I think the train ride is 50 mins? I love the area, since DH and I have lived here a long time.

Re: Where are young families living?
You could consider Port Washington. It is a great area with a top School District and about 40 mins or less by train.. It is not quite as expensive as the town surrounding like Manhasset, Roslyn, Great neck but still great schools. There are a lot of young families there too.
Or Rockville Centre- which is another top school district. VERY close commute to nyc. great restaurants and shops. Lot of young families.

Re: Where are young families living?
Right now it seems like alot of young families are moving to Port Washington once they finish in the city.
I also know people are moving to Plainview too.

Re: Where are young families living?
i'm in central jersey. nj transit has a station in my township that goes straight to penn station. i think the ride is a bit over an hour. i'm just outside of princeton.
it's great around here.
my mother thinks i live in the middle of no where ... i love it
i'm not too far from great adventure (for an easy "visual") in mercer county

Did you mean in LI or elsewhere?
In LI, it solely depends on your budget.

I completely agree with this. There are alot of towns with young families - the closer to the city you get in LI in the nicer areas often more $$. So I would define what you consider to be affordable - I think that will help with the reccs...

Re: Where are young families living?
We just moved to Baldwin Harbor. I've seen lots of little kids on o0ur block out riding bikes and playing. It's a 40 minute commute on the LIRR into Penn Station or Flatbush Ave (better stop if you work on Wall St./Financial District).
The elementary schools seem great, the high school reputation is mixed. Since this is our first house we don't expect it to be our forever home so we plan on moving in about 7-10 years thereby avoiding any possible high school issues (baby on the way, 10/09). We are both in our early 30's and while my DH has been working for years, I went back to school after 4 years in finance and won't start working until next year.
It works for us and I'm happy. LI home prices are outrageous! I'd love to live in another state with a lower cost of living since I'll be able to get licensed in any state but DH doesn't even want to think about it since he works in Finance. I'm scared to see what the cost of living will be on LI in another 10 years.

Rockville Centre is great - however it is NOT affordable for a young family starting out. We tried, but just couldn't afford to buy a house there (a year ago, as prices were going down) and DH and I are in our 30's and making decent $$.
I'd second the PP who said merrick, bellmore, wantagh, seaford etc on the south shore of nassau. Add Levittown to that as well.

Agreed. We're in Bellmore. It's the Babylon train line, which is one of the better ones. Many of our friends have been looking/buying in these towns, as well as Levittown and East Meadow over the past few years. It's a great location.

Re: Where are young families living?
We bought in Deer Park...it's very quite and a mix of new couples with babies and older, retired couples. It's kind of in between both the Deer Park train line and Babylon train line, which is kind of a plus because we choose whichever schedule works for us on the day that we need. Good luck!

ITA.
nice and affordable have different meanings for different people.
IMO, nice means great curb appeal, a well kept home (updated kitchen and baths, crown molding, new windows and roof) wood floors, finished basement, cac, fireplace, at least .50 acres with a manicured lush yard and an IG pool.
although an hr+ commute to the city, i think huntington, centerport, northport, st james, stony brook, setauket and port jefferson are all reasonably priced nice family friendly areas.

Re: Where are young families living?
Not sure of your budget, but mid level, I'd suggest Carle Place, Williston Park, Mineola and New Hyde Park.
If you're looking for higher-end homes, East Williston, Garden City or Manhasset.

ITA. We've been here for a year and a half, and really love it. I'm right in the middle of two train stations: Merrick and Hicksville. 40 minutes into the city from either station.
