He found too many things wrong with the house . So at this point we don't even want to negotiate with the seller at all . BC it's not worth it and we don't think they can fix everything adequately anyway.
We just want to get out and forget about it. I just hope it doesn't cost us a fortune. Will be calling the lawyer later or tomorrow and hope for the best. Plus we are locked in for the mortgage rate(bc we got such a great rate) and we need to make sure we get out of it too without losing too much.
I am dreading phone call to the lawyer and the mortgage person.

Re: So we did the inspection today....

Sorry it didn't go so well.

I didn't answer your other thread but when we were looking 1-2 years ago, we put many bids and even got into contract phase on one house.

Our lawyer was a friend but when we backed out (we found out that the house had water damage and we realized it wasn't right) they didn't charge us for anything....so I am hoping it would be minimal for you.

I think it may be for the best for you. You want to be 100% happy, especially in this market when you have a lot to choose from.

I'm sorry to hear that...
It shouldn't cost you much. The inspector's fee is out the window, but you should be able to walk away. What was wrong with the place?

Re: So we did the inspection today....

Well here are just few things that the inspection found:
-House settled and expected to settle more and level of future damage not certain.
-Insect damage . (carpenter ants and termite) that was never treated.
-Oil tank and possible leak( would have to hire someone else to make sure)
-All electrical outlets need to be changed. Wires and boxes exposed
-ALL windows BROKEN/CRACKED and wouldn't open or stay open .And the worst thing about this is that when we saw the house the seller said the windows were replaced just few years ago
Chat Icon
-A/C unit and furnace past expected life and may not work properly(couldn't check bc it's winter)
- upstairs bedrooms not insulated at all.
-He thinks that A/C won't reach the 2nd floor(I guess that's why they have a window unit in upstairs bedroom, which they said was bc they wanted to save money ).
-Sagging floors and small foundation cracks.
-Some leakage in the ceiling.
-need to upgrade all water lines(whatever that means)
-some seapage and leak ,that can cause mold.
-waterline to water heater leaking
-there is a gap between the wall and the floor in the LR which was hidden behind the tv
I can go on and on. Even if they say they'll fix everything we don't know if they'll do the proper job , plus we highly doubt they can afford to do it all(we have good reasons to think so)
And the inspection guy wasn't even able to do the complete inspection bc of the limited access from stored items and all the furniture and junk in the house.
They were supposed to clean out the house and the basement but didn't do anything and they had 2 weeks to do so.

Just out of curiousity... does the mortgage rate hold on for a little while? Maybe you will find something else in the meantime?? You could search actively in order to keep the rate? You don't have any second favorites, huh?

We have a 60 day lock . But no we don't have second favorite, at least not yet and I don't even think that we could move forward that fast even if we did. I wish we did have one though.

That really stinks. Chat Icon

But, i guess in the grand scheme of things, it's better this way. the house sounded like a real headache.

Although I'm really sorry for you that it didn't go as you had hoped, I'm really happy for you that you know what you know NOW and not LATER...

these stories make me so thankful for home inspections...just imagine the NIGHTMARE it could have been if inspections like this didn't exist!!!!

You WILL find your house...and it will be such a better experience!

I hope you're not out a lot of money, and although inspections cost a lot, that is just a drop in the pan considering the money pit you could have just gotten sucked into!!

We had a similar situation where we had an offer on a house and after the inspection found out it was a real problem! We just walked away. It wasn't worth the headaches in the future

Re: So we did the inspection today, didn't go so well

Whatever $$ you lose will be worth it in the long run in the end for you to walk away from this house.

If the inspector found settlement, leaks and cracking, I would RUN away. Often times windows and doors have problems opening and closing properly when there is settlement. If the windows were actually only a few years old, this house probably has major problems.

Re: So we did the inspection today, didn't go so well

So I just spoke to the lawyer(finally) and he says we can't just say no an walk away, that first he has to write a letter to the seller's lawyer asking them to fix the problems . He had me email him all the things we want fixed in the house(which is 5 pages of the inspection report) so he can send the seller's lawyer a letter and ask them to fix EVERYTHINGChat Icon Which we requested to be done by a licensed contractor and to see statements and receipts. He just emailed me back saying he is going to draft a letter to the seller's lawyer and he thinks "probably" sellers won't agree to fix everything on the list, in which case we cancel the contract.
I just PRAY that they don't agree to it(somehow I don't think they will, bc they don't have money for it).

Re: So we did the inspection today, didn't go so well

I have a very strange feeling that you and I looked at the same house.... seriously. When I had my inspector come in he estimated 30-40 thousand in work to be done... same problems you stated...
We walked away. I loved that house, but it was too much to take on.
