For Sale By Owner question
So we did this last year but ended up taking down the sign because they timing wasnt right. We want to put it up again because we need to see the offers that we're going to get.. and see if we can get close to what we want.
Do you think we should just use a realtor? BIL works for one so it would be about 2%.. but he thinks we should just do it ourselves. I hated taking all the phone calls of random people

Well if you have a number in your head for what you would like to sell for it doesn't hurt to put the sign up and see what kind of calls roll in.
If you think it's too much or your getting calls from crazies or people who aren't serious about buying then I would see what BIL could do for you.

ETA: Have you had BIL come by to do a walk through and give you an estimate at what he would list the house for?

Well we recently had a drive by appraisal done and have that number. And I've also been doing a little research as to what the homes in my area have sold for this past year.
We know what we want to start at, and then if there are no calls for a while I guess we'll know to drop it a little.

Hill I would have BIL stop by one day to give you his take or even just give him a call since I'm sure he knows what the place looks like
DH and I have been thinking about selling and I did some research on the computer to get an idea of what we possibly could list at and we also had a realtor come buy and give his take.
What he told us to list at was RIDICULOUS, I almost fell off my chair because it was so low. But his reasoning behind it was to generate 'traffic' then 'hopefully' have a bidding war start to bring us up to what we wanted.

we tried it, with a sign, website, and advertising and it didnt work. so we are signed up with a realtor. this market is very very hard to sell in and you really need the networking the rea's can provide. best of luck to you.

I say give it a try! We bought our current house FSBO in Late 2006. They put it up had 2 open houses in the same weekend and had 2 offers. IT was such an easy transaction all around.
I wish I had done this when we sold our house. The person who bought it was driving by and saw the sign, came and knocked on my door. I would have saved about $15K if I had a FSBO sign instead!!!
Ok so that gives me a little more hope.
Thanks.. and if doesnt work then we'll just have my BIL put it up with his company.
