Someone with a ton of Moolah will buy it, tear it down and build new. So, to ask that price, isn't such a bad idea, they just have to wait it out for a buyer.
That's exactly what I was thinking...there aren't many lots that big in Nassau, where you can build onto them.

No smart investor would buy that property at the price listed to bulldoze and rebuild or add on that much to the "cottage" (at best). It's way overpriced, especially in this market.
Maybe the seller will get really lucky by finding someone who is not sure what they are doing... It's happened before - but I'd be shocked.
