What are the costs a seller incurs besides real esate fees?

There will definitely be attorney fees and also (at least here in NJ) there is a real estate transfer tax.

Transfer taxes--State and City ($2 for every $500 and 1.425% if the house is $500k or more; under $500k I think it's 1%)
If there's a mortgage, the title company will charge the seller to take the check from the closing and satisfy the mortgage; tip/fee to the title closer
