i understand the cost of living is less - but taking half paycut (and it was $32K for his fourth year - it was guildford county though)

but when your student loan payments are $250 a month, that is not going to change!

ya but on a house that lets say is 160,000.00 in NC with 0.00% down your mortgage payment would be 1011.00 a month. You would be able to pay your mortgage and student loan payments with HALF of your yearly pay Thats thing. KWIM

I see your point.
but for me to move 500+ miles away from my family, I would want to live very comfortably - and in my case we wouldnt bc FH would have to take such a large paycut. even with the cheaper houses, it evens out. (granted you are getting a newer, larger home, but it will me empty in my case!)

if we both made our NY salary down there, we would definitely think about moving!

I see what you are saying. That is only based on 32K a year though so if you worked you would have your money "free" (im not sure about your other bills and whatnots)

Re: DH got bit by the North Carolina bug!

right, and my student loans Chat Icon lol.

For me, since I dont have family in NC, for me to move, I would want to be well off - with mine and FH's careers, we would have a new, larger home in NC or a smaller, older home on LI and have the same amount of $ leftover. For us, its not worth moving away from everyone just to have the larger house.

but thats just me. I give all the girls on here credit for being able to move so far from where they grew up! Maybe I wish i were a little braver Chat Icon

and every time I see Sasha's house, I want to move next door!

Ya its not for everyone and thats cool. BUT I get a little annoyed when people through that "we wouldn't make what we make here" statement in. While YES it would be very nice to do the houses are 300K CHEAPER there Chat Icon

new linky better work!

so my sister has about 6 yrs experience and a Masters, she would be close to $40K. less than she makes now but rent down there is $600-$700 a month for a 1 bedroom. a lot better than $1150 she pays now for Kew Gardens.

I agree with this. Yes I would make less (a lot less) but it would work out to be the same money. So I make more here, but I pay more here. I would make less there and I would pay less there.

I love the new big homes but I'm not sure if moving to get a bigger nicer house is all that I would be looking for. It's certainly a lot to think about.

our big factor, much bigger then the size of our home was commute time.

ours is wanting own a home. we can't do that here without struggling till the house is paid off. and that will be when we're well into our 60's. we're not signing up for that program!

one thing to think about though with this logic is that your income will most likely increase over that 30 years making paying for the house much easier. The payment will stay pretty much the same or within a certain range but your income will most likely increase. Your equity will grow and you will be able to start saving again soon after you are in the house.

I like to live my life being cautiously optimistic. I am not going to buy a house with the mentality "maybe someday I'll be able to afford it".

Well, no of course, but the inital buying of the house is scary, the amt of money that goes out of your acct, the mortgage payment, I was merely stating that the likelihood of you struggling for 30 years is very small. The inital buy will be the biggest thing, but soon after you will find that you are not struggling due to advances in your income, equity and a savings plan. Those things will not be static. They will change and most likely you will be better off than you are today financially if you continue to grow your career. If you make $50k now, you will most likely make more in 1 year, 5 years, 10 years..etc..

it's not just the housing though. everything is more expensive here, and not just by a little more.

our little trip to NC last weekend confirmed that we can have an easier life somewhere else. the property taxes for example in NC are not just a fraction of what they are here, they're a tiny fraction. our car insurance would go down by a 1/3 (we checked) and so would our utility bills.

if and when we move, it is not a decision we are baisng solely on the cost of buying a house. it is based on everything else that our life costs here. there is a reason why there is a mass exodus out of NY & NJ to that area.

almost everyone at our hotel was sitting in the breakfast area looking at RE forms. most of the cars in the parking lot were from NY & NJ.
