Cheap house in Levittown

This house needs some work, but the price is pretty good!

I think its because they dont have basements and the taxes are really high too.

not all the homes in levittown are cheap. I dont consider $400k plus cheap.....Only certain homes are under $340k, and those are the ones on busy streets, or the ones that need a lot of work, or the ones that are in bad locations.

The houses are generally on the smaller side. The bedrooms are usually pitched because most of them are capes. Bedrooms aren't always on the same floor either - sometimes the master is on the first floor and then 1-2 bedrooms upstairs. The kitchens are tiny. The properties sizes aren't that big either - and most of the homes are cookie cutter properties. That's how Levitt designed them.

Nothing wrong with any of the above, but those are my observations when I look in the surrounding areas and the properties they offer.

My kitchens not tiny, and my back yard isnt tiny either

Most of the levitt capes have decent back yards....and a lot of them have extended kitchens....

The levitt ranches are large on the inside....

I think the lack of a basement is a major selling point on keeping the prices down. Kitchens can be on the small side of the house wasn't expanded.

The house I found was on the "small side". I have no formal dining room... so I will be eating dinner inside the eat-in kitchen.

But it still have three bedrooms and two full baths. I also got it under 400k and my location is AWESOME (its in the 'R' section off about 5 blocks off Wantagh avenue near MacArthur HS).

I didn't want to spend more than 400k... so the choice was either something smaller in Levittown.... or something larger further out east (like in Holtsville or Ronkonkoma).

The commute is MUCH better for me from Levittown into Manhattan so that was the deal finalizer for me. 40 minutes from Hicksville to Penn (and its an express train with very few stops).

If I drive in... its about 32 miles into Manhattan from Levittown. If I was driving from Holtsville... its about 52 miles. Major difference.

Standard capes do have small kitchens (Scott you are just lucky because your new home has a very nice expanded kitchen). The Levitt houses that are under $350k are more of your basic levitts that haven't had much updated in a long time. If you drive around you will see how much time & $$ people have put in to update and expand the houses. The neighborhoods are continuously changing and still turning over. Many of the houses for sale are people who have lived here 30+ years and are older. I find they are now being filled with young couples.

Our neighbors moved in a month before us and it is great to have a young couple next door. We are also sharing ideas and resources as we upgrade our homes.

I need ideas lol....

Our block is quiet.....from what I have seen from being arounnd the area...Our friends bought 5 blocks from us and they have the regular cape with no expanded kitchen. Their kitchen is small but they have a living room dining room all ready...In our house we have to knock the wall down between the living room and the now master bedroom to create the living room / dining room combo.

I love the area where we are going to live....Its quiet as I said before, its family orientated, and the schools are really good. I am glad we made the decision to live there...

I was literally just outside talking to my neighbor. He is having his driveway, walkway, and sidewalks redone as we speak. And we were both saying we couldn't ask for a nicer neighborhood and street. All the houses around us are nice, everyone is so friendly, it is quiet, etc. I have to say I am surprisingly very happy with our neighborhood.

Scott, what kind of ideas do you need?

We definately should have some type of LIF get together.

Thanks for your responses. I think its great so many LIFers are moving there. and scott I didnt mean to say cheap like "cheap" I meant less money than many surrounding towns near levittown. I was just quoting the thread title, sorry.So none of the levittown houses have basements?

Well a levitt cape didnt have a bathroom upstairs. Only the one bathroom on the main floor so no pitched roof there

I know where that is- I had friends who lived around there when I was in HS. I grew up off Gardiners.

You can take the train from Wantagh, it might be closer. Also, as for parking at the train, I don't know if you need a Town of OB sticker to park at H'ville. I know you used to need a TOH sticker to park at Wantagh, don't know if you still do.

Basements are a huge selling point I think. Where I live now, there are three styles of houses. The style that does not have a basement (it's a crawlspace basement) are going for the high $300s and the other two are going for $425-$450. All have the same amount of property- it's a little like Levittown except that on any street you'll find a mix of styles (capes, ranches and front-to-back splits)

I grew up in a 12 room ranch with no basement, so I wont miss it....Danielle grew up in a cape with a basement, where we live now, but she will be fine without the basement

I guess you didnt read my post about 2 up- I quoted the thread- CHEAP house in levittown- Why are you taking it so personal- levittown homes are cheaper than MOST towns on long island- that doesnt mean anything negative! I was just commenting on why are they so cheap as the thread posted! Anything 450 and below is cheap for long island but again its not saying its a bad thing! I wish most of the island had these price ranges!
