Sure, it's small, but it will only ever be the 2 of us. So for us, it's perfect. And yes, we'd plan on dormering (probably up, not out) but it looks like there would be nothing that "had" to be done once you're moved in.
You mentioned Setauket isn't a hot neighborhood to buy in any more... Why is that? For us, it's a dream area. Close to Port Jeff, above 25A, above the train station but close enough for DH's commute.
And I agree, this thing looks like a flip. To have everything updated in the last 3 years, and the landscaping is just so perfect, the furniture and decoration is minimalist, pretty much the same color paint throughout.
But damn, if they didn't scrimp on quality, who cares if it's a flip?

Its definitely not that Setauket isnt a hot place to buy - its a great place!
its just the general market slowdown. The house we are buying in E. Setauket was on the Market since may, and we are paying over $70K less than original asking. There just arent enough buyers.

I think it's a little overpriced; personally I would go as far as 375 for it because of the location (close to 25A), the reasonable taxes, .5 acre, and nothing needs to be done. Plus there is a full basement, so even though there are only 2 bedrooms, the basement could be an office or used for extra storage. I really like it!

according to coach realy themselves- they have seen a HUGE slow down in the area
my dad actually used to own the office- when it was Setuaket Harbor Realty 20 years ago- they sold our house- for $80K less then what my Dad could have gotten a year and a half or 2 years ago
I don't know why- it's a great town
it's a really cute house- I would pay $350 to $385K for it

Also - we've found that older people like 2 bedroom houses. Since we moved into our 2 bedroom home in July 2005, we've had 3 people ask us to tell them when we are selling - 2 that year (when the market was still warm) and one this past summer. My guess would be that as the baby boomers on LI age, smaller homes will be in more demand than they are now, or than they have been, b/c they may not want to pay high taxes, or keep up a house with many rooms, or move to an apt complex.

I was just thinking about the baby boomers this morning as I was passing a huge new townhouse development on the north service road of the LIE in Plainview... There must be a big market in that now.
When I see them advertise these houses for first-time buyers or retirees, they really are just saying it's small! But that's what we want anyway.

That's a gorgeous house and I'm not convinced that it's a flip. It looks like they spent far too much money renovating it for it to be a flip. In last year's market I would have paid that for it, maybe not now...

I think that house is really nice but I agree with others, high for a two bedroom though I don't really know much about Seutaket. My dad says two bedrooms are hard to sell, and although I have no experience in selling so I don't know if it's true, it might explain why the price dropped.
I don't think it's necessarily a flip though. There may be a story behind it that you don't know of...that's what happened to me. The seller bought the house a year ago for him and his fiance and totally gutted it. He found out his fiance was cheating on him, called off the wedding and wanted out of the house...it was a bad memory. As a result, he's losing a lot of money on the sale of the house. He undersold it to us (not that I'm complaining!)
Sad story though.... Maybe there's one with that house.
go look at it. What have you got to lose? And if you love it, make an offer. The worst they'll do is say no.

A lot of homes of equal caliber are coming out of 3 Village b/c that's where we live. For a 2 BR, it's a high priced, but you're buying the area (SD, land) with it! In 10 years, this house will be of better value b/c of the area than any other home outside of 3V.

I don't think this is a flip in picture # 5 you can see a dog cage in the corner of the kitchen and a little doggy through one of the dining room chairs, and in picture #6 you can see a cat at the bottom of the pic.

It's anyone's guess why it hasn't sold, but it looks small from the photos. 2 bedrooms isn't worth the price in my opinion, even if you could add on to the house.

it might not be a total flip - but i think the people living there fixed it up to sell it- its staged and decorated way to perfectly. it doesnt look like anyone lives there.
at least they watch design to sell
