Very important to get an architect who works in your town/village. They will know how to get things done as quick as possible.

For those interested, I met with a contractor on Fri who said 6 weeks for permits unless we need a variance which adds a few months and then it will take 5 months that we would be out of the house. This is for an addition and full gut. Sounds awesome to me but I know realistically I can add several months to that

All in all, that part of the process took close to two years.
Thanks for the feedback! That sounds similar to what we want to do but its a colonial so the second floor is there already. Did you move out for the reno? If so how long were you out?
Who was your contractor?
We were out for the full 5 months. Since we have kids, I didn't want to move back in until it was 99% done.
I'll PM you later re: contractor.
