Short sales will be listed on MLSLI or redfin, listing book etc. It will usually say if it is a short sale.

Yes, a realtor can easily search for short sale listings that meet your criteria, and if you get a listingbook account (it's free! no commitment), you will get continual (daily) updates on new listings that fit that criteria, price changes, etc.
