First round of houses
We are going out with our realtor tomorrow to give a first shot at looking at houses. I've seen them all online and don't think any of them are 'it' but we just want to start getting a feel for shopping. What are some basic q's for a first walk through?

That's the best thing you can do! See as many houses as you can. Then you'll be sure when you find "the one."

Remember that pictures hardly ever do a house justice. We saw so many houses that the pictures looked good online, but then the rest of it just wasn't that great in person.
When our realtor showed us our house, i had remembered seeing pics of it online and wasn't interested based on the pictures (because they were bad) but when we saw the house at my realtors suggestion, we fell in love with it.
If its a house you like on the first walk through, you'll want to ask questions about it. If you know right away that you don't like it.. you won't care about any of the info 
some things to consider: oil vs gas heat, how old is the house, how old is the roof, whats the school district like, is the electrical upgraded, is there central air, what are the taxes, whats the storage like, what sort of work would be needed before you could move in.. etc

As you walk through, say everything on your mind, no matter how petty you may think it is. Hearing your thoughts helps the realtor really focus in on what you want, even if you don't know yet.
Like others, the house I ended up going with I didn't like online. It was one of those that had no pictures of the inside, which I was always very suspicious of.

Ask how old everything is and how the bills are... you'd be surprised by the answers and it will tell you how much dough you'll be expected to shell out once you move in

My realtor actually told us not to say much inside if the owners were there. You don't want the owners to know how much you like it bc then they will be less likely to go down in price, they know the'yve kind of got you.
Go over the specs before you get there. Even bring pen and paper to jot things down. Talk to the realtor as soon as you walk out the door.
Once you've seen a few houses you'll get the hang of it and you'll know what you like and don't like, what to look for etc. And don't forget that you can always go back and see a house that you like a 2nd or even 3rd time.
GL! We saw 30 houses before we found the one, but when I saw our house, I knew it was the ONE.

Take Notes and Pictures if you want
Find out how old the boiler and oil tank is
Find out where the oil tank is
Always ask what the taxes are - because they are not always correct on the internet

I agree with this. Definitely don't tip your hand. Not to the owners. And not to the listing realtor either.
The house I ended up buying I showed no interest during the showing. I made it seem like I was doing them a favor my making an offer.  If I would have went in there saying "this is THE ONE"... i wouldn't have gotten the deal I got.

I will go with you are in the NY area - check out what the thermostat says - it is bitter cold today - if it seems warmer than what it should be, it is possible they jacked it up before you got there and then turned it downright before, so it's really warm.
The yard/deck/walkways/driveway might be covered in snow - ask alot of questions and if you are really interested ask them to shovel part of it out to see it.
