can someone explain to me how you tell if you are or are not in the flood zone? i went to the site, put in my address and got the report but i have no idea what i am looking at.

When you see the report, what does it say in Zone? If it says B, C, or X, you are not in a flood zone and will not have to buy flood insurance.

When you see the report, what does it say in Zone? If it says B, C, or X, you are not in a flood zone and will not have to buy flood insurance.



ok then i am safe where i am in oceanside, which is what i figured, but you never know! thanks

Click on the "click here" part of the sentence, NOT the word Suffolk

I don't know if it's as simple as looking for an X in the zone. There seems to be conflicting info.

For example, here is the info for our house:

PROPOSED
SFHA: Yes
Zone: X
EFFECTIVE
SFHA: No
Zone: X

SFHA says this:

Special Flood Hazard Area (SFHA)
The areas subject to inundation by the 1% annual chance (100-year) flood. Structures located in the SFHA that carry a mortgage loan backed by a federally regulated lender REQUIRE flood insurance.

But Zone descriptions say this:

Zone Descriptions
B, C, and X
Areas outside the 1-percent annual chance floodplain, areas of 1% annual chance sheet flow flooding where average depths are less than 1 foot, areas of 1% annual chance stream flooding where the contributing drainage area is less than 1 square mile, or areas protected from the 1% annual chance flood by levees. No Base Flood Elevations or depths are shown within this zone. Insurance purchase is NOT REQUIRED in these zones.


So my SFHA says it is required, but my zone description says it's not....

our house says the same thing - i THINK this means that even though technically now we are not in a flood zone it has been "proposed" that the parameters be changed which would mean we are in a flood zone. i also think that it means that if you have a federally insured loan (like FHA) that if you are code X but SFHA, you still need flood insurance.

i wish i knew who to talk to about this!!
