The first thing i noticed when i saw the pictures you have listed is that the dates on them range from 2002, 2004 and 2005 - that immediately makes me think that the pictures are old and that there is something wrong with the house that you haven't taken updated pictures.
If thats not true, and the date on the pictures is incorrect, then i'd suggest retaking pictures, and also doing what other posters have suggested - declutter.
Most of the pictures (esp kitchen) have clutter that makes the rooms look smaller than they might be and make potential viewers turn away.

I know you've had plenty of traffic looking, and when they look, i'm sure the house is less cluttered (i hope) but think of how many people might pass up even coming to view your house because of the pictures.

I would also remove the range factor from your pricing. A range to me says that you'd rather have the higher number but you'll accept the lower number, and sort of makes you look desperate. I'd list the house at $349K and then you have $9K wiggle room to counter with.

Good luck!!

Those aren't the pictures on MLS, the ones on here are ones I took a while ago.

It looks like u have clothes or coats hanging in your pantry. Can you move them? It makes it look like storage/ lack of closet space is a problem.

Also, just curious---do u have HW floors under the carpet? I know that when we were looking @ houses, if the house had nice HW floors I paid attention to them and less attention to other areas.

U also have a really nice yard---maybe u can try to market that more?

Is there room to add closets near the front windows? Our friends have a cape and that's where they added 2 small closets.

I don't think u should lower the price yet!

No hardwoods, I wish we had them, I would love hardwood floors.

Not sure where you are saying to put closets. We don't have front windows in our bedroom, the windows face the side.

i would not lower the price but i would add a closet. based on mls pics, i would also make some minor changes and have the realtor take new pictures.

declutter, declutter, declutter. buyers want to have a clear view of the rooms and not focus on what's stored in the rooms

kitchen
- clear all unnecessary items from the kitchen counters.
- remove all the items on the refrigerator (pictures, notes, magnets)
- clear the top of the refrigerator (appears as if you don't have enough storage)
- buy inexpensive matching dish towels

bathrooms
- remove ALL personal items and store in a basket in a closet (out of sight)
- buy inexpensive matching hand towels
- add candles and decorative soaps in jars
* you really need to totally clear the purple bath. toothpaste on the vanity is a HUGE no, no and buyer turn-off. remove the toilet cover and the plastic storage drawers. declutter the shelves and HANG the towels on bars or hooks.*

office
- room looks clean and a good size but again too much clutter (top of desk and on couch)

bedroom
- hide the laundry basket
- inexpensive updated bedding (you could always fold the current quilt at the foot of the bed).

DR
- add candles and fresh flowers to table

pantry (album pic)
- WAY to cluttered. remove EVERYTHING and keep only the necessary (everyday) items
*clothes and box containing a preserved wedding gown stored in a food pantry translates into buyer's mind as not enough house storage*

although not necessary, i would buy inexpensive vinyl shutters for the front windows and paint the door a striking, bold color.

all these ideas are REALLY inexpensive and IMO would add value to the house without having to change the price. you have to realize that once you list your home, it is no longer yours. it now belongs to the market and the condition should reflect as such (depersonalized and clutter-free).

Thanks for all the suggestions. Many of these things have been done already since those pictures were taken almost three months ago.

We don't really have anywhere to store things (LOL, that's the problem with the Levitt), so its been hard to clear out. But we threw a lot of stuff out.

Re: What would you do--Home seller?

I'd put a closet in the master BR (or can you break thru a wall in to an exisiting closet and make it the BR closet?) and I would put the house on the market for $349k and get rid of the price range, that range thing always turned me off when I was looking to buy a house.

Even still, $349k doesnt give you much room for countering offers if you can only go down to $345... so I wouldn't go any lower right now.

if these changes were made, the realtor MUST take new pics and repost on MLS. the current pics really do not showcase the rooms. buyers as well as browsers (like myself) see clutter (ie. kitchen and purple bath) and will immediately think that storage is an issue and/or that the sellers are not tidy.

eventhough the house does not have a ton of storage you have to give the illusion that it does. take inventoery of every room and box items that you want but are not used frequently and store elsewhere (friend or parent's house) and purge all other items that are not used.

eta: forgve me but i need to be completely honest and blunt. i apologize in advance if i offend you. when viewing a bathroom, buyers want to expereince feelings of relaxation. the items shown in your pics (toothpaste, mouthwash, qtips, and air freshener) evokes thoughts of bad breath, ear wax and foul odors. buy an inexpensive rattan box with a lid for these bathroom essentials and place above the toilet. out of sight, out of mind. it's fine to have these items in the bathroom but you need to keep them hidden.

Re: What would you do--Home seller?

Skew had a lot of great suggestions.

To help you get rid of things, pretend you are 8 months preggo and you are moving in 2 weeks and need to pack!

I am sure you will find stuff that you don't need anymore and would wind up throwing out if you were actually moving.

if you have a lot of stuff that you can't part with, I would consider putting it in storage.

Wow, you certainly are opinionated. To each their own I guess. I guess I don't have the same feeling when I see a tube of toothpaste. Someone does live there after all. But it's okay, I did ask for the feedback.

If you don't have room to store things to reduce clutter, it might be time to temporarially rent a storage unit somewhere.

opinionated, picky, particular etc.. call it what you want but i can GUARANTEE you that buyers are even more discerning and judgementantal than i and we are as mere online browsers.

i understand as well as buyers that the home is owner occupied but again, i don't and a potential buyer doesn't want to think about bathroom odors (bottle of air freshner on display) when viewing a potential future home.

but yes, to each his/her own. my thoughts remain in re: NOT lowering the price. add a closet to the master bdrm do a major decluttering cleaning and have the realtor take new pics to post on MLS.

i wish you a quick and successful sale.

I agree! Nothing personal but I think skew's suggestions are valid and made with the BEST intentions and in no way are an attempt tp hurt your feelings.

thank you!

when viewing the pics i put myself in the mind of a buyer. NONE of my suggrestions (as i stated) were meant to offend, just wanted to offer honest and unbiased advice.

i know it is difficult to sell and even more difficult in this declining market. however, there are so many things that sellers can do inexpensively to attract buyers and gain a hopefully quick sale.
