NO CO on a bathroom?
So we put an offer in on a house but it doesn't have a CO on the upstairs bathroom and we were just told. Who's responsibilty is it to make sure there is a CO? And what exactly does it mean?
TIA

Re: NO CO on a bathroom?
you can put in your offer or contract that they must supply the co. Sometimes you can close with out one but your bank may want you to put in the paper work to get one.
Also depends if they applied for permits or not, if they didn't get a permit then i would def. make them get the co since it is very $$$

Re: NO CO on a bathroom?
it all depends on what your bank is comfortable with - they may not give you the mortgage without the CO, so therefore its up to the seller to get it. Or, they may give it to you anyway and then it would be up to you to get it.
I would recommend that you ask the seller to do it and have it added to your contract. We had a similar situation and our sellers had 6 months to get the CO and money held in escrow to ensure they did it. Well, they didn't and it took us another 4 months to get all the paperwork done. You sometimes have to have architect plans, permits, inspections etc done and it can be very time consuming.

Re: NO CO on a bathroom?
If it's a converted attic that has living space the town might also require additional support work to the basement beams too - we had to do that when we dormered our attic rooms to create more living space. That's even more $$$ - definately insist on a CO.
