SO MUCH HAS HAPPENED!!!!!!!!!!!!!!!!!
We finally Closed on our house (the short sale we were waiting for) and are officially Residents of SUFFOLK COUNTY!!!!!!!!!!! ((Town of Islip))
So much has been going on and I have so many questions but just wanted to start here and say Thank You to all the ladies that answered all my questions through the short sale process  It was hard and really tried my patience BUT in the end, it paid off.
I will post pics soon and especially "BEFORE" and "AFTERS"

2 questions PLEASE (you can fm if you like)
Did you get anything off the asking price and if so how much?
How long from sending in the offer to the bank accepting the offer to then closing?
Looks like the only properties left are short sales in our price range.

Nifheim: If you're planning on buying a short sale, definitely gather up ALL of your patience. From what I understand, a lot of them fall through and ours almost did a few times. We put an offer in in November and the bank finally accepted our offer April 15th and wanted to close on the 28th, I believe. The first closing, we had to leave with no house...paperwork issue with the 2nd bank. We finally closed on 5/14 so almost a month after they accepted it.
Also, be prepared to pay for a lot of things out of pocket before the bank even accepts your offer. You have to put a down payment, get the house inspected and then get it appraised as well as acquire a mortgage before you even know if the bank is taking your offer. After all of that, they can still say 'no sorry.'
However, if all goes well and you are patient, it is all worth it. We got our house for almost $100K less than it appraised for which is unheard of. If you have any questions, feel free to FM at any time and GOOD LUCK TO YOU!!!!!
