Christine Braun on the Home Board is a real estate agent and always provides very thorough responses. Whatever you do, make sure everything is put in writing and part of the contract that way if something falls through or the seller's don't abide, you have legal grounds to take action against them. You don't want to go that route if you don't have to, but sometimes you have no choice.

This! I would make sure it's written into the contract.
