Putting house on market for $hits and giggles?

Anyone ever do this?

DH and I have been talking about it for upcoming year, hoping maybe we can get a bite and break even.

Pros? Cons?

Anyone ever make a sale by doing this?

I'd imagine it would mostly be a huge PITA having people constantly in and out of your house.

Getting my house ready to be put on the market... NO, I would never do that.

While it forces me to purge, etc... I have to stage my house for sell. Remove a bunch of stuff out of my house. We rented a storage place.

People in and out week night, weekends, etc..

Make sure there is not 1 dirty glass left out.

Especially with a young child, toys, etc..


So, no.. not for $hit and giggles.

I would never do it for sh!ts and giggles..

I wouldn't go through all that trouble, not just for me and my family, but on the potential buyers.. that's just not right or fair IMO

I also wouldn't want a realtor to invest their time and money if I wasn't actually interested in selling.

I would ask for comps in the area first. Maybe an inspection on your house. A small investment to see the value of your home and then knowing what those around you are selling for. With that you can be more informed if you want to try the market.

does that make sense?

If you are not ready, I would wait...the constant cleaning drove me bonkers! Also, if it stays on too long, when you really do want to sell, people might think it's stale.

I would do it if you planned on explaining the situation to an agent.

If they take the listing, they take the listing.

Besides, with all the work you will have to do to "prep" and maintain the house for showings, you should be constantly living in a clean house. Chat Icon

It sounds like you would want to sell IF you could get a certain price for your house.

If that's the case, I agree with the recommendation that you have a realtor, or several realtors, come in to meet with you and look at your house. They can provide you with realistic comps, and give you advice after hearing the specifics of your situation. Then, at least you'd be making an informed decision.

I would only advise you to put your house on the market if you are listing it for a realistic price, and if you would be prepared to accept an offer at that realistic price point.

If you list it at an unrealistically high price point for "$hits and giggles," you are just wasting your time. I don't mean listing it a little high, but I've spoken to some people who want to list their home for about $100K more than fair market value! Most agents would not take such a listing (unless they were completely clueless or desperate for business, in which case you don't want them to represent you and market your home), because they would be wasting their time and marketing dollars.

If you would not accept a reasonable offer, then you would not only be wasting the time of real estate agents and potential buyers, you'd be greatly inconveniencing yourself. It's not easy to keep your home in showing condition, be ready to have people come through on short notice, etc.

But if I were you, I'd definitely get more information first, and then decide what to do.

We put our house up in 2009 not thinking it would ever sell and it did in 44 days. There were no comps in our area so we kind of guessed and it sold for $3000 less than our asking price.

If you are really willing to move if you get a reasonable price then I would not consider it to really be "for sh!ts and gigles" and in that case I think it's fine. I've thought about diong this but then when I think of the things I have done to make the house mine I just do not want to start over (swingset that we could move but would be a hassle, deck and sliders that my husband installed over many days & weeks, decor that would not necessarily go in another style home, having my son's room the way I like it and having bedroom furniture that really may not work elsewhere). But sometimes I still think about it. There are neighborhoods that we never explored when we bought here plus I still think that we could be living with less expenses.

We are somewhat in the same situation...we found a house that we love, and put our house up for sale...if that other house sells, we are taking our house off the market.

Showing a house, with kids is sooooo stressful. Especially when you wait around for an agent to come, and find out about an hour later that they are not coming. So you waste the whole day, spend time cleaning up (which in the end isn't a bad thing).

I am just so done with this. From now on, our realtor is going to do all showings, so that we don't have to be home and wait around. I just can't take that part anymore.
