Need a market analysis - who do i call?

I feel bad talking up a realtors time to get a market analysis when i don't intend (right now) on selling...

of course, i am assuming it's free?? maybe i am wrong?

It's a complimentary service. Don't feel bad -- agents do CMAs (comparative market analyses) for potential listings all the time and know that the sellers may not be ready to list at that time.

Some people in my office have literally worked with potential sellers for 20 years -- doing CMAs every few years -- until the people finally decided to sell.

I am happy to do it, if you are looking for someone. I like to make contacts and meet new people, even if it doesn't lead to immediate business for me. You may want to talk to a couple of realtors to see what info they give you (pricing and selecting comps is not an exact science) and how you click with them, and what services and selling tools they can offer you. That way, you'll be ready when the time comes!
