Holy Crap - we're in contract!!
We listed at $382k- their first offer was $344 - despite our Realtor's urgings to settle around there, we stuck to our guns. Countered at $375k, they came back at $355k, so we countered again at $370k. They came back last night at $362k. We offered $365k and they accepted!
Now the only problem is the wife is pregnant and due at the end of June. We really need more time to finish the renovations to the new house and was hoping for, at a minimum, July as the closing date but they are insistent on June 10, for obvious reasons. So it looks like we're going to have to kick our renovations into high gear.
T-66 days... Let the countdown begin!!

I know. I'm getting an ulcer thinking about it. But, I figure, even though we could afford to wait for another offer that works out better logistically, it is ideal to have a smooth transition to move into one house and sell the other right away, so I guess it's worth it - and it will light the fire under our arses to speed up the construction.
I just hope we have a functioning kitchen and bathroom by June 10!!

congrats-- it all works out in the end. I think that a lot of people low ball initial offers because they never know what a seller will say yes to. Good luck!
