yep. the owner was going to fix things himself, that really need a professional to fix them, and the electrical in the house was done all wrong (because it was done by him) and he wasn't willing to fix that all.
Best $ ever spent was to do the home inspection and walk away. we were looking at a quick flip that was screaming disaster behind all the pretty walls, no one would have figured that out
