Just a suggestion, but I'd try calling your current lender and ask them about refinancing, they may be able to save you $$. Also, check with whoever you bank with.
I did do this, just trying other places too and see where I can get the best rate.

More importantly, you need to find a GOOD MORTGAGE REP. Wells, BoA, Citi, etc. all offer about the same things. The life or death of your application and your interest rate will hinge on your representative!
Are you in Nassau or Suffolk? I'm not a mortgage person, but know several very good ones with different banks. I'm happy to share.

I would use Bethpage or Continental Home loans
but Continentals rates and fees are usually a little less
they are the largest banker of FHA loans and there service is outstanding
I have someone I could recommend if you FM me
