Question for homeowners who have tenants
How would feel if your tenant who rents a one bedroom from you, asked if her BF can move in? Of course you would also talk about a raise in rent ...
I'm so nervous to talk to my landlord. 
He is a nice guy and I *think* he would be ok with it but his wife...I don't know. She is always nice to me too though.
He would just be bringing his clothing/belongings and a TV. No furniture. My landlords know him well and seems to really like him. Him and I have been together since I moved in so they are used to seeing him all the time.
We are so ready to live together and thought about getting an apartment but I LOVE mine and want to stay a while so I thought it would be awesome if he could move in. He just got a job promotion and will be traveling from Queens to Jersey come Sept. 1st. He already works crazy hrs so I know once he goes to Jersey, I'll probably only see him on the weekends...which is not good enough for the both of us. We've been ready to live together for a while but now with a new job and a promotion, we want to make it happen already.
What would you think?
If they say no, I'll be moving out.

not from experience...but i would just say that you and your boyfriend are moving in together and your first choice would be to stay where you are. have the landlord get back to you within a week, let's say. give them some time to think about if they need to.

Thanks. I've been trying to figure out how to approach it without flat out saying "if not, I'm moving out."
I have no lease but I would want to know by Aug. 1st so we can start living together as of Sept.1st so my BF can give his landlord a month to find a new tenant.

I dont rent an apt, but if they're really familiar with him and there has been no problems so far I dont see why not. I'd assume he's probably stayed over from time to time anyway and you're doing the right thing by asking him instead of some people who I'm sure would just have him move in and not say a thing.

maybe if you say it like, "he and i are moving in together and before i look elsewhere i wanted to see if we had an option to stay here."

Our tenant has lived in our house for a few years and we love him, so we would have no problem if his girlfriend wanted to move in. Although when we first rented it out we only wanted 1 person.
Maybe also casually mention your BF's new job and long hours so they realize he will not be sitting in the apartment using extra water and electricity all day.

He stays over on the weekends. They expressed that they are 100% ok with that. We've had a discussion before where my landlord has mentioned that if he wanted to "stay more often" we could talk about rent. To me, that meant move in because I wouldn't live somewhere if someone was going to charge me to have someone sleep at my apartment. LOL.
Sometimes I feel like I live with my parents. LOL. He forgets that I'm 28 and not 17.

When I first looked at the apartment, they told me they were looking for a single working woman so to them, I was a perfect fit. Months after I moved in, my landlord would tell me how happy they are that I live there and how quiet I am. (they are yellers. They yell at each other, the kids..the dog.  ). They are a funny bunch I tell ya. LOL.
I figured the selling point would be the new job and long hours so I will mention that. I know their concern would be water and electricity even though in the sumer months, I pay an extra $50 a month anyway.

Most likely they are expecting this to happen.
If you are a good tenant and take care of the place and will pay extra for extra wear and tear, I think you will be fine.
They may want to add him to the lease in case you break up and leave them hanging with un paid rent.

Honestly as someone who does have tennants (really GOOD ones, too), I know that good tennants are not easy to find. If they like you a lot, I doubt they will give you a problem, unless of course you have utilities included with your rent, that may be an issue. Otherwise most 1 bedroom apartments are usually big enough for a couple. And if they dont want to lose you as a tenant, they may allow it.

If I was a landlord I wouldn't mind, but i'd probably require the boyfriend's name added to the lease.
That way if the rent shows up late, I can trash two credit reports and not just one.
But that's just me.

This is what I'm hoping...I mean, I ALWAYS pay on time. Never late once. They even said to me "you know, it's ok if you pay it on the 2nd or 3rd" which I thought was really nice of them but I'm just not comfortable with doing that.
My utilities are included which is why I would expect them to raise the rent a bit which is totally understandable.

we have a renter its a large 2 bedroom ... hes living up there as a single guy. we know he has a girlfriend who comes here on weekends since she lives out of town... we told him if she choose to move here we are 100% fine with it and WOULD NOT be raising rent because hes a fabulous renter... but we did say we would revisit rent in 1 year. but hes so great and like him so much that we most likely wont be raising rent unless she were to move in and the water bill went up astronomically. he pays his own electric.
im even open to them having a baby there if they so choose too... then we would raise rent.
IF it were a 1 bedroom and i was paying utilities... then rent would go up slightly. if it was a 1 bedroom and they paid utilities... no increase...
JMO!

Thanks for your feedback. I'm just trying to see things from the owners point of view so I can understand if what I am asking seems outrageous. I didn't think it would be out of left field to ask but you never know.
What would you think a fair increase would be for rent that includes utilities? $100-$200?
