architect fee?
we had an architect come to the house tonight to discuss our ideas and what he thinks could be done within our budget. his fee is $2700 to draw up plans and pretty much deal with everything including any little changes or issues that come up. This seems like a lot to me, but I'm new to this. Can you share your experiences?? TIA!

Thats about right to start.
We kept on making changes so by the time we were done it was over 3500.
You are paying for their time and expertise, so make sure you get it.
Find one you feel comfortable with, that has good ideas. Make sure he is a licensed Architect and not just a draftsperson. Big difference.
You use an Architect to give you beautiful plans that enhances your home.
You use a draftsperson to just draw simple plans.
If you look at extensions on homes, you can see the ones that catch your eye and the ones that say "what did they do"

I know my friend is getting an extension and cost them about 2000 just to get the plans...

DH does this. Sounds about right.
Just be careful with the "changes" sometimes they do charge extra for changes in the plans. If the plans need to be redrawn and resubmitted to the town.
Also depending on your town and what is allowed the permits are also out of your pocket. If there is a variance that is more since there has to be a hearing.
Plus the architect said it was a plan for "budget" that also depends on the contractor you hire. So def shop around on the contractor.

that seems pretty good - the general estimate for the architect's time is 10% of the cost
make sure that includes electrical, and plumbing, and construction drawings too

that's pretty good actual. just make sure you have some sort of written agreement, so you know exactly what you are paying for besides the plans.
how do they work with changes?
will they obtain permits for you? and is there a limit? (if you make changes and need new permits will this be included?)
etc.

It's difficult to say whether or not it is reasonable without knowing what type of work you're having done and how big the project is... Are you building an entire house? An addition? Renovating an existing house? How big of a project is it?
Will they be handling the engineers and sub-contractors? Will they be getting the permits, etc. you will need? How many changes can you make to the plans, etc.?

Huh - I think we paid less than $2K.  But I guess it doesn't seem to be the norm.
eta: Our guy did charge us for changes and I made a LOT of changes.
