How many showings to expect when you put a house on the market

We put our house on the market about 10 days ago. we have had one showing. It is located in Kings Park, priced fairly IMO, and I just want to make sure my realtor is doing what needs to be done.

How do you go about getting more showings? Realtor seems to not like the idea of an open house, which quite honestly with an almost 2 year old that naps 2x a day I am not thrilled as well.

Words of wisdom from BTDT house sellers?

Has she scheduled an open house for her office/other agents- when I worked in real estate, we always had like a lunch/dessert event and invited all the agents from our office and the neighboring offices

It helps to get the word out about the property to those on the front line

Our house has been on the market for like 3-4 days and we had 4 showings already (one person came twice) and more showings scheduled for tonight and tomorrow. I'm not sure what is normal.

We are going to be putting my deceased mother's house on the market soon. It is a ranch in Kings Park. You can FM me, but just wondering what area of KP and what style house... just want to see if I should be worried about my moms taking a while to sell.

My house has been on the market for two months and I'm averaging about 1 showing per week.

My agent wasn't keen on an agent's open house. I've had 3 buyer's open house's so far, 2 with ok turnouts.

My agent feels the most serious buyers come from appointments, not open houses when anyone can walk in the door. I see his point, but I also think its good to get the word out.

Every Agent has a different opinion on Open Houses. I believe in consumer OH. I feel though Agent or Broker Open Houses are not producing as they use to.

On the question on showings. It depends on your area and the homes price point. Homes priced 200 to 400 will have more showings. As you go higher your buyer pool drops and you get less buyers.

I do find it to be a little slower this month.

The best way to know if you are getting the correct showings would be to go to Open Houses in your area. See your competition and also look to see how many buyers came. Some times agents just fill in names on the sign in sheet, but you can usually tell by talking to the agent, how many buyers truly came in.

Also realize price is very important today. You need to price your home correctly to sell. As you read some of the post on this site, many know when a home is priced to sell and are willing to offer full price when they see good value.

our house is off the market, but we were consistently getting at LEAST 2-3 showings a week and many weeks double that.

Ironically we didnt get any offers, but just to give you an idea about showings - even though we were aparantly priced too high Chat Icon


I think the broker open house is important. I feel like it was more the agents bringing in clients. (we had some REA that showed our house many times)

my cousin sold her house about 3 weeks before the big collapse in September 2008, it was due to a divorce so she priced it aggressively. It went in less than 3 months.

That summer the market was really diving, it was oversaturated with overpriced houses, and there weren't a ton of people looking. My DH was her RE and had two Open Houses...I think a grand total of 8 people showed up overall...

One of those people wound up buying it and the other people seriously considering it also came to the Open House.

Your RE needs to market the ish outta that house. I mean, that's what you are paying for! My DH did it as a favor, but this chick does it for a living and should be really making an effort.

We had several showings each week. We got in total 3 offers on our place, and probably would have gotten more-- because we had others interested after we had an AO.

My realtor put together a "marketing plan". We didn't have an OH because his rationale was that if a realtor brings their clients, they would come anyway-- and other people who show up, are not serious about buying or are your neighbors. Now-- every market is different, so it may make sense where you are.

In addition to our listing appearing on MLS and our agent's web site-- we were refreshed on all the other sites- i.e. Craigs List, Zillow-- and others that I can't remember, every 48 hours. Our realtor had an assistant working for him that handled updating all his listings.

We got our first offer after being on the market for 48 hours. The next one a few days after that.

Our third offer came in when we decided to drop our original buyer because they were being a HUGE PITA and they were delusional. But, that's another post.
