realtor--wwyd?

Ok.. so my house has been on the market since October 09 and had only 2 viewings... I don't think my realtor is even trying.. The problem is that she is my husband's best friend's mother.. I want to take it from her and list it with someone else.. Any suggestions on how to tread this situation?

Have you been watching comps in your area, is the house priced right? You can have someone try calling about the listing and see how the office handles it. I think the biggest thing though is how you have the house priced.

You can say to her, I know you tried, but it is not working. I need this house sold in the next month or I have to give it to another realtor who can sell it.

The Price in today's market is very important. But so is curb appeal, staging and location.

FM me and I will give you an honest opinion of your situation.

When I take over a listing from a family member or friend, I offer a 20% referral fee to the agent. It is legal and keeps the peace in the family.

2 showings in 1.5 yrs. Time for a new REA. She should be pimping your house out. Apparently she is not to concerned with her commision. Time to say bye bye!

this is business, not personal. I would find someone who can get your place sold. Your contract probably should have expired by now with her anyway-- unless you renewed?

But I agree with Jenn, too bad for your DH's BFF's Mom but if she wanted the commission she would have either found a way to sell it or else given you her honest opinion that it was listed too high.

is the house on MLS ?? Is it priced right against comps in the area ?? Have you talked to her about it at all ? If so - what did she say ?

I would go to her and tell her that it's not getting the traffic that you hoped for. Maybe set up an open house, and a broker open house to try to get more people in. Tell her if you don't have more "bites" on it within the next few months that you are unfortunatly going to have to go with another realtor.

It's a tough situation considering the personal connection - but you want to sell your house and aren't going to if she isn't going to try.....

ITA ! It took 2 yrs to sell my place ,but we were showing it alllllll the time ( we had issues b/c of the co-op we lived in ..their financial papers and what not) it is definately time for someone newChat Icon
