Renting - Signing an application that binds you to the terms of a lease you haven't seen yet???

Hi Everyone!

I'm posting this for a friend who is trying to find an apartment. She has been working with an agent who is the 'exclusive agent' for a few buildings in her area and the agent sent her an application to sign that basically binds her to the terms of the lease. My friend asked to see a copy of the boilerplate language of the lease and the agent told her that was impossible. Then the agent told her that she could call the management company and take it up with them, and the management company just refused to send her a copy of the lease.

There is also a $100 fee to run her credit.

I haven't rented an apartment in years, is this normal???

I can't understand signing one document that legally binds you to the terms of another document that you haven't seen yet. (But I don't have any knowledge of real estate law/practice!).

But if she never signs a lease, she wouldnt be bound to anything so I dont think it makes a difference. when she looks over the lease before signing she can decide if there is anything to try to change or not?

i was charged a $75 fee to run my credit, but if i leased the apartment it was used towards the first months rent.

She should not sign anything unless she has seen a copy of the lease.

We forced them to change language in our lease, so I definitely wouldn't sign anything binding me to the "terms" without seeing it first.

That doesn't sound right to me. I would not sign anything before seeing the lease.
