a townhouse that has a clubhouse, a pool and a nice walking trail?

my sister in law says she rather a patio b/c when the kids are asleep , you can always sit in the patio with a few friends or relax with the hubby...

what do you think?

I like my privacy, so I'd prefer the private outdoor space.

I probably wouldn't use the clubhouse, and in NY (I assume that's where you are) pools can only be used about 3-4 months/year. Plus we live near so many beaches!

outdoor space without a doubt...

But, as for your other post-- I think I would prefer a house over a townhouse. BUt you gotta look at both and see what feels like the right place for you.

I know I can't wait to be out of our condo-- and have something with it's own personality.

Single: Town house

Couple without kids: Townhouse or house.
The townhouse has appeal (low maintenance) and negative (privacy)

With kids: house with backyard.

I think I sort of answered this in another post, my townhouse had both a small private patio & a clubhouse/pool. My son was young when we moved in there & having the pool close by was fun. As he got older we rarely used it, his friends had pools in their backyards so he would rather go to a friend's.
The only other time we really used the clubhouse is when DH & I were getting married & we took dance lessons, we'd go there at night to practice because it was bigger than our living room.

I used my patio all the time, barbequed often & had small get togethers. I also had a hammock & bird feeders in the backyard that I really enjoyed. Even though my neighbors could see me, I was lucky everyone respected each others privacy.

There wasn't enough space for outdoor toys & the furniture so my son's stuff was kept in the garage & he played on the driveway, which was not in sight of the patio so it wasn't like I could sit at the table & watch him.

Before living the townhouse I lived in a condo that had an amazing clubhouse with raquetball, indoor/outdoor pools. It was pretty amazing but at times there would be some many people at the clubhouse it was annoying.

I think the specific layout plays a big part in how much value each feature has. Also every community has a different level of ammenities and the age of the residents plays a big part. We had lots of seniors in our townhouse complex, if the kids were rowdy in the pool they would complain to the lifeguard.
