Finishing a garage?
The one thing that would make this house our dream house is to add another bedroom/bathroom. Finishing the garage would add about 500 sq ft of living space. We would plan to build a detached garage in the future.
Do you think that negatively impacts resale?
Anyone have an idea how much this would cost? The plumbing/electric is all there. we'd just need to add heat, insulation, etc.

our house came with a finish garage and we love it. The only negative for us is we didn't have a shed but we have a huge basement. We do plan on building a fairly large shed next year to house all of our stuff. NOt sure with resale but for me its better to have living space as long as you have some storage for your lawn mower and tools elsewhere. I don't know many people who actually put their cars in the garage they usually fill it up with junk.
As far as price it really shouldn't be much. Just make sure when you close the door area put a real foundation in the front and do not just put siding to the floor. We have that and after a few years you get critters coming in.

As far as re-sale I think there are plenty of people who would rather the living space and not mind there isnt a garage.
We wouldn't even look at a house if there wasnt a garage. But there are so many houses without garages so I think you will be fine.
