nitpicking after walk through

this is more of a vent- the buyers of my coop are driving me insane. they did a 45 minute walk through of my 700 sq ft apt. last week and snapped about 50 pictures. then they send around an email to their lawyer and broker which is then forwarded onto me and my lawyer about things they want fixed (or more likely want $$ for) prior to closing. most of what they are saying is broken actually isn't (they are claiming that all of the windows either don't lock or fall down, there is only one with a spring missing and guess what that's the management company's problem) and that the paint is cracked in places and there is a "slit" in the paint in one wall. not a crack, a slit in the paint. ummm sorry did you want me to freshly paint the apt. for you before you bought it? and then after i went through the trouble of patching up all the holes larger then a small nail with plaster they have the nerve to say that there are "holes everywhere" in the master bedroom. i hung 2 pictures in that room. i thought i did them a favor by leaving in the 2 existing a/c's, nope they want them removed. And then my lawyer offers them $350 or for us to fix an exisiting hole w/ plaster. $350 for a $3 worth of plaster. I'm already taking a loss on the coop and even though $350 isn't a lot in scheme of things it just makes my blood boil thinking that I have to take money off the price for this bs. thx for reading.

Re: nitpicking after walk through

Most of that is normal wear and tear and I doubt your attorney will agree to pay out any of that.

my attorney offered them $350! I was going to say maybe $250 at the most but he said that $350 is the minimum to offer in good faith. $350 for 2 working a/c's and to patch up a 5 inch hole w/ plaster behind the stove.

Re: nitpicking after walk through

There is no way I'd agree to $350 to patch a hole.

No friggin way.

I know you want the place sold, but I'd be thisclose to telling them to shove it.

I know I mean am I crazy here? I bought a house that was a handyman special and did my walk through in 15 minutes. I've been paying 2 mortgages since December so I am pretty desperate at this point just to close on this coop (i've been in contract on it since nov.!)

yea I agree- the window but not the holes- they are just being jerks

is it the management company's job to fix the window though?

It is the management company's responsibility to fix anything having to do with the windows and anything inside the walls. The super will fix it for them. I just didn't have the time to do it.
