Costs not included in the GFE...
What "closing costs" for a home purchase are not included in the GFE? Is it just our lawyer's fee? Closing in a couple of weeks and trying to figure out what we'll need to bring to the table!

not sure if this helps or makes sense for your question (im bad with this stuff)but i do know that we had to pay aditional $ for the gallons oil that were still in the tank at the time of purchase
eta: it ended up over $1000 in oil (which stunk because soon after we pumped it out and convereted to gas lol)

Only thing I can think of is tip for the bank closer and like the other poster said, if they got a recent delivery of Oil.

Looks like this is all listed in the GFE. I guess the oil is a wildcard so I'll buffer for that.
How much are you supposed to tip?

My Lawyer told us $150 so that is what we did.

Re: Costs not included in the GFE...
The two big ones I can think of are your lawyer's fee and the remaining oil in the tank (oil heat only).
Tipping the title closer is debateable. Some lawyers suggest it. I however never encountered an instance where I had to tip a title closer, nor worked with an attorney that told me I had to tip the title closer.
