Price for 1,200 SF Addition

So we're currently considering putting an addition on our home...we met with a builder last week (some random guy I had a flyer for) just to give us a rough estimate.

On the first floor he's adding a garage, family room and add'l room. On the second floor he's adding a master bedroom, master bath and another room. All on a new footprint which will just be a slab.

Total is 1,200 SF.

Estimate = $66,000

Doesn't that seem REALLY low???

I expected like triple or quadruple that. Obviously I will get other estimates. I just wanted to see what this one guy said so I can get a feel as to whether or not we can afford this (versus just moving altogether).

Re: Price for 1,200 SF Addition

Yowza that is low. We were quoted $30K for a SHELL first floor extension (like 400 sq ft) family room (so no plumbing).

Re: Price for 1,200 SF Addition

the quote says it includes all materials and labor...while he was here we spoke about siding, A/C, windows, flooring, bathroom, etc so I assume it includes all that but I obviously would get all that in writing before signing anything.

Plus I'm in the process of calling for a few more estimates to see if he's in the ballpark or not.

We're in NJ so not sure if he'd want to come to LI .. that might run you another $10k.

LOL dammit!

I would just ask for referrals and check the BBB. Sounds like a great quote.

yes...great advice. And even if they check out well I'm still skeptical....sounds too good to be true!

actually, I do know it does not include the architect.

Also, don't think it includes permits and variances either.

Ok, so if it doesnt include the architech then id factor in @ the very least $2-$3k. I know that they are pricey

That sounds too good to be true. We're front dormering, adding pretty much a medium size bedroom and increasing our room a little, and paying about that - if not more!

Re: Price for 1,200 SF Addition

contractors get 100 to 200 per square foot so it's a low quote. My Dh is a contractor and has done work for that price per square foot. It's a tough economy. It's competitive. the contractor may not be licensed.. that could save him money and also, ask how many crew members he has and when he expects to finish the job. My Dh works alone alot of the time, which is why he is able to cut his costs and charge less. He also takes longer to finish.

eta: also sometimes my dh does not add in finishing work like painting

OK, i do know this doesn't include painting. However, it does include trimwork and spackling.

And he is licensed.

sounds really good... almost TOO good to be true, KWIM?

That sounds incredibly low to be honest. I'd ask for references and contact the people he's already done work for. Also try a google search in addition to BBB - people like to get the word out about a contractor that screwed them Chat Icon

It depends on a lot of variables. What type of siding, what type of windows, what type of molding, etc.? And as others have stated, does he have a crew or is he alone?

I think I'm paying over $300 a sq/ft and the guy we went with came in A LOT lower than the other 4 quotes we got.

That is really low. I was quoted 80K to add 600sf to the second floor over the our house so it doesn't even include foundation work. I can't believe the economy has changed that much.
