found a house we love, but . . .
the earliest we can close is March 1. Our apt lease is up May 1 and we cant break it - and we really dont want to carry two properties for too long.
Can we ask the realtor what the seller's time line for moving is? Is there any chance they might listen to an offer from people who cant close for 6 months?
grrrrr. I was afraid I'd find a house I loved on the first day and be in this situation.

my BF sold her apartment in the city- and asked for 6 months from the buyer
it turns out it's still not enough time- b/c he new place isn't ready- but in this market- she doesn't want to put off the sale
my Dad gave the people buying our house until they sold there house- they closed 6 months later
if it's meant to be- it will work out
have you talked to you LL about getting out of the lease early?

We were in a similar situation.
We found our house in early November. We discussed with the sellers our situation that we were stuck in our lease until the end of April. They were ok with waiting. When we found the house they had just put it on the market so they weren't ready to move immediately (and they didn't have a place to live yet).
It can work out. We closed on March 30th. Good luck. Let me know if you have any other questions.
BtW, there was no way we could get out of our lease early. We lived in a complex that was very strict.

many sellers will work with you... so just ask! I'm sure it can be worked out. You can close within 2 months, 4 months, 6 months, etc. And besides, maybe these sellers aren't in a rush either. You never know...

Also, they may not be ready to move and would be willing to rent it from you. With our place, we closed but they needed another 10 days and therefore they rented it for that time. You never know.

I would ask, like the others said. but IMO, if I found a house that I really loved, I would break my lease.

Why can't you break your lease? Look at your lease. If there is no clause stating a penalty (which you can consider if you really want this house) then you should be able to break it no problem

Thanks everyone!
We left a message with the realtor and asked what the seller's timeline is. I dont expect a response until tomorrow at the earliest. We said that we'd like to make an offer but cant close until March 1.
We cant break our lease without paying a huge penalty (in our lease agreement) but the real reason we dont want to close early is because of our nanny.
Most likely when we move out of the city we'll lose our awesome nanny. I'm in education and dont want to move during the school year (college classes end the last week of april). We're willing to close March 1 and have 2 months to do renovations and move in May 1.
I want to cry when I think of our not having our nanny - but we really want to move to LI.

You never know. We put in an offer in March and didn't close until July. The sellers were originally going to stay in the house until August, but they found a new home in FL and moved earlier than expected.

Oma (the nanny) has 2 kids and lives in the bronx. She only works for us 2 days a week and works for another family the other days, so it's not possible for her to live with us.
She's just awesome with our daughter and I feel so secure in leaving my child with her. Oh well - I know we'll find another nanny, I'm just dreading it.
If the sellers wont wait to close on 3/1 then we'll look for other houses. It's a great house and hopefully it will work out - but if not, then we'll keep looking.
