AFTER THE INSPECTION

We had the inspection Friday on the house we put an offer on. Everything went well, only things were the driveway needs to be re-done ASAP, The deck needs to be re-done ASAP, furnace needs to be replaced within 5-years and the CAC needs to be up-graded eventually. Besides that of course there were little odds and ends, nothing major.

Not really familiar with the whole process, but have any of you negotiated the price lower once the inspection came back?

My Lawyer should have the report tmrw, but just wanted a heads up on what usually happens from here.

we negotiated after the report came back. we found they lost the garage remotes for the automatic opener, so we got cash back at closing for a new opener and there was a leak in the roof over the garage, so they had it fixed (we actually went and met with the guy, so we knew it was fixed).

The home owner we are dealing with refused to negotiate anything. I hope your home owners are betterChat Icon

to be honest, i dont think you'll really be able to negotiate much, if anything at all. from what you're saying it doesnt sound like anything is broken and not in functioning condition. if the these things were not functioning at all or needed immediate repair then i would say you could negotiate. but being that everything is working, i dont think you'll have much luck. it sounds to me like the things the inspector pointed out to you were a heads up for you as the future homeowner.


eta: you updated your post to say that the deck and driveway need to be redone asap. if they are safety hazards or if the deck doesnt meet code then yes you address it with your attorney and have them negotiate with the sellers attorney.

You can definitely negotiate after inspection but usually only if there are things that need to be replaced or repaired immediately for the safety of the home. An old burner and central air unit might be hard to negotiate on if they work. The driveway, if hazardous, can be a negotiating point. Good luck!

All you can do is try to negotiate - but only go after what you think the homeowner will work you on. We did that instead of th whole report.

You can try. We did. When we put in our offer it was for more than asking. We were told things while we were looking at the house, electric was 100amps, boiler was 18 years old, roof was 15 years old and a few other things I can't remember. When we walked around with our engineer during the inspection he told us the boiler was 56 years old (oriignal to the house) the electric was 60 amps (that is what my DH's parent have in their garage and they were running a whole house) and the roof had 3 layers and was 25 years old and of course we bid on the house based on the fact we thought we had time on some things. If we would have only knew we would have needed a new cesspool too less than a year after moving in I would have negotiated more. We asked for $10,000k less they came down $5,000 and they upgraded the electric to 200amps as we requested and had LIPA come in and install new wires and stuff outside. The worst that can happen is they say no and then you have to look at the price you are paying and if those things are going to make or break the deal.

we did. the roof needed to be done and lots of cleaning and the driveway (all the cement for that matter needs to be redone). They came down a couple of thousand. They were such pigs, so the cleaning really was an issue because all the rugs needed to be ripped up and replaced. We got them down to were we were comfortable with our mortgage. GL!
