2) a) rented on of those floor finishing/sanding machines from home depot and had them man go buck wild on the hardwood floors (ahh..........Chat Icon )?

OR

2) b)

have you hired a contractor/floor guy to refinish the floors for you? if so, why and how much?

TIA

Re: Have you ever done the following?

Didn't hire painters...my FIL painted for us. He's a retired painter...so we fed him, provided drink and a comfy place for him to spend the night. Chat Icon

Did hire a floor refinisher. I used Aliperti & Sons - they're based in Huntington. Extremely professional - they did a fantastic job.

At the time (1 year ago), they charged $2/ sq ft, a $1 extra for stain and $25/ stair, $5-10 extra for stain (can't remember the exact price as we did not stain the stairs).

We hired instead of DIY b/c it's a messy job...we had other projects we needed to tackle and it wasn't all that expensive.

Re: Have you ever done the following?

A/ Yes. A couple of thousands $ to do the whole house. But have done it myself too in another house.

B/ No, I would never redo wood floors myself. I would be too scared to make them uneven when sanding.

Re: Have you ever done the following?

I know someone who ALMOST sanded his own floors... he was shocked at how difficult the sander was to maneuver, and quickly aborted the attempt. Generally, you only have between 1/16 and 3/16 inch of flooring you are able to sand before you damage the floor.... and that # drops if you think it has been done once before.... therefore uneven sanding can destroy a floor.

floor refinishing, along with hard core electrical and plumbing, I would personally always hire pros to do. Painting, wall papering & removal, basic brick work / pointing I generally do myself, unless the job is too huge.

It depends on what kind of sander you get - with the belt sanders you can do some major damage if you don't know what you're doing. But the new orbital sanders are much easier to use. They are little more $$ to rent, but nothing near getting it done by someone. Thats what we did,and the floors came out great.

Re: Have you ever done the following?

1) We hired Michaelangelo (no, really that was his name!) to paint our living room/dining room (large room) plus 2 hallways and our master bedroom. The prior owners had this awful textured paint Chat Icon so it was a big job. He needed to repair some walls (cracks in the plaster) and skim coat everything. He also painted the insides of 4 closets. I honestly don't remember how much it was, but I think we paid about $3000 - mind you, he didn't just "paint," we needed a lot of extra work done.

2) Never did either, but was told by a friend (contractor) that because of the parquet wooden floors we have, they cannot just be sanded down - it's more complicated. I never looked into this further because they are in decent shape, but it may be something you want to keep in mind if you those are the type of floors you have.

Re: Have you ever done the following?

Yup, have done both...
Hired a painter to do the whole house and remove tons of wallpaper...was a few thousand dollars but well worth it...
Why? B/c I couldn't have done it myself...

Hired a floor person to do 3 bedrooms, living room and dining room... don't remember the exact price, I think they charge under $2/sq ft if I recall correctly... I would NEVER do that myself, huge job that I just don't know how to do...

Re: Have you ever done the following?

We just recently hired a painter and painted almost the house except the 2 bathrooms and master bedroom.

Why?

1) I am pregnant and really couldn't help DH.
2) DH wasnt up to the task and he's not really detailed oriented so I was kind of worried how it would turn out esp since we have 2 areas with high ceilings.

We paid $4325 for about 1800 sq ft. It was a lot of money and we had to put soem other things on the back burner (like a bedroom set!) but IMO it was totally worth it. It was great not have to lift a finger and they did an awesome job!

We started out painting everything and then said screw it for the tedious stuff. We have a painter (great guy) who we pay by the hour. He's not expensive but I can't remember the $. It's under $100 ph.
He did the bathroom, all moldings, stained the bay window, french doors, sliding glass doors & picture window, painted the fireplace room.

He's coming over on Sunday to paint a piece of furniture for me. Chat Icon

Re: Have you ever done the following?

We hired a painter to paint the entire house before we moved in:

- 4 bedrooms
- 2 bathrooms
- Kitchen
- Extension (including taping sheetrock and sills before painting
- Living room (included putting up sheetrock over entire ceiling)
- Staircase walls
- Hallway

We paid $5500 for all the work and it was worth it. DH does a lot of work on the house but he can't stand painting unless he really has to. Our painter is a family friend.

We haven't done the floors yet but we will hire someone to do them.

Re: Have you ever done the following?

We are painting ourselves to save money. We will get some help from friends & family.

We are hiring some to do our floors and then the kitchen. It was just easier that way. One job I wouldn't want to do was the floors. All that sanding and we want them stained too.

Re: Have you ever done the following?

we hired a handyman to paint our entire house. he charged by the hour, per person, and they did the entire house in one week...it cost $700 maximum. It was the best $700 ever spent. We tried to do it ourselves, but is was just too much time and too hectic!!

I would be careful of renting the machine and doing it yourself, if you have no idea what you are doing, you could seriously damage the floors. We had to have someone redo the floors, bc the previous owners ruined the floors by doing them this way. teh guy we used was great, we had the entire ouse, including stairs, 3 bedrooms, living room dining room done for $2500!! Professional painters were very expensive, so we went the handy man route. he even cut and put up moulding for us. That he charged more for, but he was meticulous!!!

Re: Have you ever done the following?

DH is doing the painting to save money. So far, we think we spent around $200 on paint, samples, brushes, supplies. This isn't for the entire house, but our entire downstairs (living room dining room, kitchen) is covered by that cost. It's really not that hard to do, just time consuming and tedious.

We hired someone to refinish our wood floors. In the end it was fine, though I wouldn't recommend the company used wholeheartedly, we did have problems with them. FM me if you want info. The cost was $1800 for 3 bedrooms, a staircase, and two landings. We also needed saddles for some rooms.

There is no way I would take this on ourselves--it's a messy job, and if you don't know what you're doing, you can ruin your floors with the sander. It's hard to spread the poly evenly also. If you are handy though, it might be fine.
