Surveys: Are they optional?
My lawyer suggests we get one done but says its not mandatory.
Did any of you not get one done and save the $600? Other than fence/property lines, what other issues can come up?
Just curious if they are a waste or quite important to get done.

My favorite topic today...
Our lawyer told us we needed to have one done (now that there are issues, I wish we didn't). Since we have issues, our title insurance is being held up until they are resolved (hopefully quickly).

Can you get one from the town? I'm planning on getting lots of work done to the house later this year, so the architect needed a survey. We had to do a full one since we are adding cesspools, probably need a variance, etc. I was able to go to the town and get a copy of an older survey for $1. That might be enough for what you need.

As far as I know a current survey of the property is not an optional thing. Lenders usually require it.

Well, thats kind of the problem. We had an old original survey from 1965. Then, DH went to Town Hall and was able to obtain a more recent survey b/c there were updates on the newer survey compared to the previous one, but the date was never revised. The newer one still had the date of 1965---so we really dont know how new it is or what year it's supposed to be. So silly, right???

I believe you do have to have one that is no more than a year old or somethng around that in order to get a mortgage.

The survey the former owner's had was from 1975, so our lawyer suggested we get another one done. Which we did - but it only cost $350 - we are in Orange County, NY.

I'd get one and here's why...
We have WONDERFUL neighbors - they have been terrific to us since we've moved here. While we were moving in they had a fence put up and it is slightly on our property. The fence was not put up straight and it slightly veers (a foot) onto our land. The survey states that we own that property, they signed an affidafit that they know that, and we have the right to take the fence down.
